I was searching the boards and read that it is better to find an apartment in Bangkok to rent is on the ground. My question is what type of leases are the norm and what are the most common types of scams that landlords try to run... I'm all too familiar with security deposits being withheld, etc....

Leases from 3 months to 12 months are common.

Lots of places (studio apartment types) require a minimum stay of 3 months and you can leave after that with 30 days notice.

Landlords keeping/not returning deposits is a common problem.
Deposits are small (1 or 2 months rent).

If you pay your utilities to the water and electric company directly (you get a bill from them) you pay the regular rate. If you pay through the apartment you will usually pay about double (and there is nothing you can do about it).

Thanks, I plan to not pay the last month's rent and use the security deposit. It works here in the states, but would I get kicked to the curb in Bangkok?

You very well might. It ain't Kansas (thinking like an American when you get abroad may get you killed) and tenants rights do not exist.
