I'll be leaving my Leopalace soon and they're going to charge me a ridiculous 40,000 yen cleaning fee when I move out.
Has anyone ever negotiated a reduction in this fee? I cannot believe it genuinely costs anything near 40k to clean a 2DK. |

This would have been in your contract I imagine?? Of course it's higher than the 27,540 stated but maybe that is because it's 2DK not 1K. Not being rude, but if you signed the contract and simply didn't read this there's not much than can be done. |

I was aware of the fee when I signed the contract. I asked several months ago what the exact fee is and was told about 30k but that person must have assumed I have a smaller apartment.
Even when matters are contracted there is always room for negotiation I have found. Just curious if anyone has managed it. |

Hello, don't wanna hijack the OP's topic, but since we are on the subject of cleaning fee stipulated from the Leo Palace contract, I am wondering
if "Move-In" Cleaning Fee is the norm too?
They charge you a cleaning fee before you even move-in and I thought that it is just ridiculous since it is a double charge that they try to impose BEFORE and AFTER you move in.
Is "Move-IN" Cleaning Fee a norm too? Or are they trying to Jack up fees on the upfront cost?
Thoughts anyone? |

If I remember rightly, I was offered 'anti-bacterial' cleaning of the apartment before I moved in and I said no.
It does look like they're taking the p**s. Making the old tenant and trying to get the new tenant to pay for essentially the same thing. |

I had the same situation when moving in. "The place looked clean enough already" I told them, and they reluctantly waved the fee.
Yes, it does look like they are trying to get you both coming and going on cleaning fees. |

Dekkard, I think you are absolutely right. I just checked the figure and it refers to the "Antibacterial bs" and it should have been optional charge. I'll get them to waive this fee. |

It is more and more a buyers market. I have never paid key money, even if advertised that it had it. I would negotiate and ask to not pay the leaving cleaning fee, and tell them to screw off for the moving in cleaning fee. Really, I have to pay to have my apartment cleaned before moving in? |
