Several individuals have raised the question of buying property in Turkey.
Is it legal or not: YES/NO.
You can buy a property that is listed as being in an urban area and has full ''pafta - pracel-and ada number'' so you can buy a flat in Istanbul or Izmir with no problem.
If you want to buy a property that is listed in the title deed records as a Tarla or Arsa. That's a problem.
Also if the also if the propberty is listed in a ''K�y m�tarlik''(?)then you another set of problems.
Finally if army lists the area you wish to buy in as a ''�ıkarma alanı'' ie
military defence area, then you have more problems.
(Trala is farm land and can not in theory be built on at all.)
(Arsa is land, it can be built on up to a limit. )
The real question is should you buy here or not. YESSSSS.
The return on capital outlay is very high.
Mark will say that teachers don't earn enough to buy.  |

| I usually only stick my oar in these days when it comes to this topic ,between my wife and I we have two places so the idea that you don't earn enough or that its difficult to buy is totally false and yes the return on your capital outlay is considerable . |

I recently got married to my Turkish girlfriend and purchased a flat in Eskisehir. I paid 157,000 ytl but we expect the property's value to increase considerably due to the location and development etc. If you have the cash, do it but seek legal advice first from a reputable English speaking lawyer. Local goverment laws differ from area to area and make sure that you look over all the project plans with a good engineer before you invest your hard earned dough. You don't want your house coming tunbling down during a minor earthquake. Some insaat companies refuse to sell property to a yabanci but don't get offended. Simply walk away and keep hunting.
When Turkey does eventually join the E.U. prices will sky rocket so it's a good long term investment.
I have had loads of minor problems, though. For example, as our building is new, we are still waiting for our own private electricity. At the moment we are still using the main building electricity, the cost of which gets divided between the other house owners. Temporary problem. Also, Turk telecom are as slow as a week in the jail. We are still waiting for our land line to be connected. We also need to agree on a building manager to employ doorman, landscape garden etc. All of these are problems which are to be expected when buying a new property and you wouldn't have any of them if you bought an established house.
