Let me add my two cents. I know you value my contributions.

I would live in a place accessable to all the ammenities that Hong Kong has to offer yet quiet and green enough to live comfortably.

There are not too many non-luxury flats here with a balcony; they use up too much room. There are also not that many days a year you can actually open your window here. Indeed, many people I know who live in the mid-levels (around $20,000 a month) have windows that you can not open even if you wanted to. They are fixed, one piece sheets of glass built into the wall.

'Mark-O', I too was surprised at first, I suppose, but you must understand that - to local HK Chinese at least - outside of the high-end of the property market there is, arguably, not really all that much emphasis placed on such factors as a 'view'.

My impression has always been that it is a 'working city' and thus one's flat is - to a large extent - as well as a home, a place from which to go to work from, and to return to from work. My point is that convenience is of the utmost importance to local HK Chinese, as evinced, for example, by the premiums for the flats built above shopping centres and MTR stations, which to me at least would normally call for a reduction in rent (but then I have spent a lot of my adult life in the Transvaal, and in the arctic forests of northern Sweden and Finland and thus have got used to a lot of space).

I can certainly understand such a desire for sheer convenience as regards proximity to one's workplace and/or public transportation in HK. When I was a NET for example I chose to live very close to my school; and was thus in an area that is not exactly typically associated with ex-pats. To be quite honest, though, if I could have I most likely would have chosen to live at the school!

That would be a 20-minute walk down to the minibus stop (that factor alone is enough to keep the rent within reasonable limits), then a wait of no more than 10 minutes for a bus, then a 15-minute racing-style ride down to Choi Hung MTR, then a 20 minute MTR ride to Kowloon Tong (trains every 2 or 3 minutes).
