Hope someone can give me a bit of updated info here. I left HK a year ago but I'm returning soon. I'm thinking of getting a place on Lamma or (and this a more vague and recent thought) in Sai Kung(?).

I'll be working in Admiralty and when I was there before I lived in Wanchai. This time it'll be with wife and 2 year old, hence the change. Can anyone give me an advance idea of prices at the moment for a 2 bedroom place (teacher's salary!!!) in either of these locations. Does anyone have experience of commuting this sort of distance from Sai Kung?

Any information to update me on prices or experiences of living in these places , or any other gems of a place to live that you've come across good for families, really appreciated.

The figures I heard for rent in Sai Kung were between HK$6000 - 8000 a month. I can't say for sure that this is accurate or current but it what I was told be another teacher before I left in July.

Yes, anywhere between $6,000 and $8,000 HK per month is about right, depending on which floor you want and how old the building is. Usually, $6,000 will get you the second floor (and roof) of a two-storey house, with two bedrooms, bathroom, kitchen, lounge, and balcony. A little less than this sum will typically get you the ground floor with garden, and a reduced rent is usually offered to the first floor tenets as they have neither a garden nor a roof!

As regards the Sai Kung → HK Island 'commute', it would all depend on the part of Sai Kung in which you wanted to live. If you live somewhere in the 'Kowloon side' then it is a simple matter. You get a 10-minute minibus to Choi Hung MTR, and from there the world is your oyster.

you can also take the 101M minibus from sai kung to hang hau MTR station. it's $7. from hang hau to causeway bay: 25 min

i would suggest living in sai kung as the transportation seems to be a bit more convenient. at least you don't have to worry about the suspension of ferry during typhoon seasions. the drawback: $$$

That is a little nugget of information given above by 'bubble, bubble, toil and trouble'. Going by a map it would most likely appear to be a real red herring, but in fact the Hang Hau route is probably a tad quicker (and easier).

Yeah 6-8000 as of last week. The smaller chinese houses in SK town can be had for as little as four apparently but the second floor and roof is pretty much the best bet. If you pop into the Duke of York or Steamers bar just up from the sai kung harbour front (fuk man rd)the local expats are a good bunch and will give you information as to lets and agents etc.

You can also get a bus from sai kung town which stops at Dundas street down in Kowloon, walking distance from the star ferry terminal which can be a handly option late at night.
