Is it possible to rent any of the apartments listed in the classificados section of La Clarin for only one year? I think I may be able to get a guarantee, but (right now) I don�t plan on staying for 2 years...which is how long I heard most of the rentals are for. Thoughts/suggestions/ ridicule of my naivete are greatly appreciated. |

It is probably more expensive than finding something on your own, but you might call her anyway just to check. |

If you're able to get a "garantia" and works, then the contract it will be for 2 years. However you have recision clauses, basically after one year you can walk out only loosing part of your deposit and not all of it.
Also be aware some landlords will charge you a different rate the second year of your contract Eg. 1st. year pesos $ 800, second year $ 900, this is totally legal, although I don't like it.
Also some landlords will include all expenses in the rental fee, some others will not. Which ever the case averything should be in black & white in the contract, and make sure you do your figures before hand.
Here's a list of regular expenses in an apartment
- Homeowners dues
- Electricity (bimonthly)
- Gas (bimonthly)
- Water (bimonthly)
- Telephone
- ABL (bimonthly)
- Cable
Some of these expenses may be included in the Homeownersdues.
I strongly suggest you to have a copy of the contract prior to the signature so you can give it to some spanish speaking friend who can advise you. If you don't have someone to help you. Just email it to me and I let you know.

If you execute a lease contract in argentina, the term is tipically for 2 yrs.
If you leave during the first 6 months, you will have to pay all the monthly rents left to complete the 6 months.
If you leave between the 6 th month and the 12th month, you pay 1 month and a half as a compensation.
If you leave after the first year, you will have to pay 1 month rent compensation.
Anyway...if you find a landlord interested in renting for 1 yr. and you talk everything in advance and he agrees, he shouldnt charge you anything as a compensation. I have done that myself and It worked ok. |
