Hello,
I will be looking into renting an apartment with my partner (preferably with no other roommates) in a local community right outside of the capital of Madrid. I need some sound, effective advice on the following:
1. How to negotiate with a Spanish landlord
(e.g. rent, term length, etc.)
2. What to be sure to mention when reviewing an apartment
3. What to be sure NOT to mention
4. Things to make sure I do to "watch my back"
(e.g. get proof of payment each month, etc.)
5. Absolutely anything else you can offer will help.
This will be my first time renting as well as my first time renting outside of my country, so I would be truly appreciative of any help you can offer.
There are a few things I have read up on such as having a nomina or an aval bancario but I doubt that I will be able to have either of those upon my arrival in Spain so I need to know how to negotiate with a landlord who wants those things. I am financially stable.
Other things I have read to discuss are gastos comuntarios, agua, electricidad. How can I convince a landlord to include these expenses? What about maintenance?
Does the landlord have the right to arbitrarily raise rent on me?
