I am returning to Poland to teach again this September. I was living in a town of 65000 before and was paying 800 zloty per month for a very nice 2 bedroom flat fully furnished. Now I will be living in a city such as Krakow or Gdansk or Wroclaw. I have heard that rents have gone up since 2005. Any advice on purchasing also may be an option. |

Depending on where you look (gumtree.pl, oferty.net) you're going to be paying almost twice that for a central apartment in those cities every month. Property has gone a bit mental since 2005. 12% increases in property values per annum aren't uncommon. |

35-40 sq. meters in Wroclaw, 10-15 minutes walk off the Rynek, 1100-1200. You can find flats the same size for around 900-1000, but it's a tram ride to the Rynek. |

I pay 1200 for a flat in Poznan (BUT this is the BASE price ONLY: 390 added for the "czynch", so the REAL price is 1600 per MONTH). Nice neighbourhood. 50 sq.metres. Dishwasher/balcony/ no cockroaches (plenty of mosquitoes, though I looked at many other flats before choosing--they were all close to this price. Some more. Plus I had to dish out 1200 to the rental agent, and 1200 for the "deposit". Hope I get it back in the summer when I leave.
It's not really "out of control" rent, compared to Toronto a few years ago. Here, I only pay 40% of my income in rent there it was closer to 50
Sometimes, I wish I would have bought a flat 2 years ago when I first arrived. But I think it's a bit late for that now, since property values have probably peaked.
Oh well. C'est la vie. |

Property in Wroclaw (and I believe Krakow, Poznan...) has risen about 300% in the last couple of years.
Rent-wise in Wroclaw I doubt you'll get anything for under 1000 zl. Even a poxy 30m2 single room last year cost me 950 zl. Now I pay 1200 inc. maint. for a decent 50 m2 flat, a 10 min tram ride from Rynek.
Seems demand is also outsripping supply: I knew 2 folk who were looking for a flat around July/August last year and had a *beep* of a time finding anything - Poles as well so they knew their way around. August is never going to be a great time to look for a flat but I heard it was exceptionally bad last year.
It's very much a landlords market and I'd expect rental prices to keep climbing. |

I'm in Gdansk, 2 minute walk to Old Town. 40 or so sq meter flat paying 1200 for everything, which is not bad.
It was about the same in Sopot last year, but I had 53 sq meter place.
2 train stops from Gdynia Glowna you can get a place for 900 plus utilities. |

I do have one amendment to make: the landlord in Sopot last year kept the price at the 2006 rate for me - I assume because she had/has a relationship with our school for English teachers. But, I heard that this year rates went up about 100 zl/month, to 1027zl plus utilities.
One thing to be concerned about is if you have electric heaters or radiators. Even though I like cold weather and didn't run my electic heaters all the time, there were, I think, 2 months during the winter in Sopot where my electric bill was around 400zl per month. The other months were still an appalling 150 - 200zl. I think, from living in 4 different cities in Poland - north and south, that electricity is simply expensive here - inexplicably so.
Last summer when I did the DELTA at IH in Wroclaw, I shared a place with another Delta person and I think we paid 800 each for a modest
2 BR place, decent kitchen, but a very small bathroom. It was 6 or so tram stops from the Rynek, 20 min ride (a 30 min walk or 20zl taxi)
When we moved out, 5 university students moved in to the same place! So, rent must be pretty high in Wroclaw for the average Polish student.

rooms for 1000zl are common. i know 3 students living in a 30m2 room paying 500 each. im a dick, but i was lmao when i heard on radio ram 1st year students complaining they cant find anything for 300zl. |
