Hey Everyone! Hope all is well!

I was just wondering if anyone knows anything about the area in Prague called "Roztyly"...in particular street Belcicka.

In terms of living in this area, is it safe? How long does it take to get to the center? Are there many restaurants and shops?

ANY opinions of this area would be greatly appreciated...especially since I have to go on my gut when renting an apartment from abroad (Canada).

Hi Leah.

From the Muzeum metro stop (C line -red) it takes, according to Idos.cz, exactly 12 minutes to reach Roztyly.

The area is a decent one with many families living in panelak buildings (and also family homes).

Areas to avoid (in general) are Nusle/Karlin/Lower Zizkov/Smichov (although parts of Smichov have been rejuvinated over the years).

The rent out there (in Roztyly) should be significantly more affordable than the rent in the center of Prague.

Personally, if I was going to opt for Prague 4 I would go for the Vysehrad area - not overly expensive but still a charming neighborhood in walking distance of the town center.

The first link puts you in touch with the owners direct.
The other two generally put you in touch with estate agents.

IF you decide to go through an estate agent then you will be expected to pay a commission of 1 month's rent (a finders fee).
Some agencies will charge you the commission PLUS VAT - which is currently 19%.
Always try and negotiate and my advice is to flatly refuse the VAT fee (it should be included in the commission rate).

spolubydlici.cz though comes highly recommended.

Thank-you so much for that information. That is exactly what I needed to hear (ie. places to avoid)....I realize its hard and worrysome to get an apartment from abroad, but I guess I am too nervous to arrive in a city without a place to stay! Smile
