How can I find an apartment to rent in HCMC during the 2-3 months before my work permit/ visa are processed?

I worked in HCMC in the past, but never found an affordable private apartment that I could rent without showing the owner a visa valid for the full length of the lease contract.

I would really like to work in HCMC again, but hotels, and shared accom. are no longer options (even temporarily) as I now have a wife, and young child.

Has anyone been able to rent a reasonable place on a tourist visa starting out?
