Good heaven's, John - OK, you lost, but there are better ways to handle that than by going to Riyadh.
Seriously though - it would help if you could narrow down the location to a specific district in Riyadh or give a well-known landmark/institution that you'd want to live close to.

It seems to be a new place. I did find a pdf file about it, and it even has a map.
Unfortunately, that's in Arabic, and beyond my meager skills. But here's the link in case 007, Cleopatra or any others who have some mastery of Arabic visit this thread.

It is located near (to the North East of) the intersection of North Ring Road and Abu Bakkar Siddiq Road, Exit 6.
Someone familiar with Riyadh can now say what district that is and give an indication of rents there. |

Well, this seems promising:
The Saudi Arabian Monetary Agency (Sama) has predicted a decline in residential rental prices owing to the expansion in residential construction by both the public and private sectors.
The report also expected construction costs to drop due to the noticeable decline in the price of building materials such as iron and cement.
Currently, Saudi Arabia is witnessing a decline in inflation pressure indexes. This has forced property owners to lower rents as of next year's first quarter. The Saudi government previously announced its endeavour to curb inflation which has been one of the most difficult economic challenges.
This indicates that there is a price correction process especially as the rise in rent is considered to be one of the primary causes of inflation and its decline is an indicator of the drop in prices in all Saudi cities.
Rental prices expected to fall 20%
Entrepreneurs expect rental prices to drop by approximately 20% in the mid first quarter of 2009 as many property owners will need liquidity in the upcoming period. This is because a number of property investors have been hard hit by the financial crisis.

i live in that general area, ezdehar to be precise, and i have rented a 2 bed/2 living room flat for 30k SR p.a.
that's probably more than the going rate, but....... 4 good a/c's were included (with heating function as well); all the floors are good quality tiles, and the walls are newly painted in pale yellow. the owner had spent 9,000 SR on the kitchen cupboards. there are 'real' electric lights in all the rooms, no strip lighting, and windows which we can see thru (1st floor)
there are 2 shower rooms, no bathtub, and an entrance hall. unfortunately no ceiling fans.
i paid half the amount up front, and 500SR to the agent, and 300 Sr for water, not sure if it's for a year or 6 months. my first month's elec bill was 87 SR.
we were looking for a flat for 2 weeks, and there were cheaper places but not in such good condition. we are satisfied with what we got  |
