| Is it possible to get anything that isn't a 'closet' for under 9,000HK even if it's in New Territories?? Also, something that's not crawling with creepy crawlies too?? |

| The New Territories is cheaper than most parts of HK, so 9K will find something reasonable, especially if you look at villages. 9K is also enough to find a reasonably roomy 700 sq ft flat on the islands - Lamma, Lantau or Cheung Chau. (700 sq ft and 350 sq ft are standard flat sizes in the villages and islands.) |

| Last year I was paying 6K for a 400'sq 2br place in a well-maintained & managed, very convenient (for transport & shopping) block in a New Territories urban area - and that was more expensive than it could have been as I had the landlord furnish it and supply electrical appliances. |

This is not entirely correct. "Absolutely no problem?" Yes, there will be problems - if you want something reasonably nice, more than 500 square feet, and in an accessible location (depending where you work). I have been searching Sai Kung and Tseun Kwan O areas this last month and found nothing (thus far) less than an asking price of $9500. Prices have risen a lot in the last year. Most were $11000 - 12000 for 600 sq feet plus, reasonable quality places and locations. I saw some absolutely horrendous village houses around Sai Kung and in the middle of nowhere - old, dirty, stinking - asking for $12 000. Such places would have gone for $7000 just a few years ago.
But yes, as long as you are prepared to keep looking out of the way you will find something, but for $9000 and less it will tend to be smaller, more remote, and oldish. |

Come on man. Sai Kung is a high rent area. There are plenty of properties around for $6-9K. As you say prices have gone up and some of the places on offer may be less than desirable. |

No. Sai Kung is slightly cheaper than Tseung Kwan O area on average, including Lohas Park. It is also much cheaper than many other areas in HK. I have recently looked around Po Lam, Shatin, Kowloon Tong, North Point, Tin Shui Wai, Tsuen Mun, Quarry Bay, Clearwater Bay, Discovery Bay etc. Sai Kung is just about the cheapest of all of them. I saw (very crappy) places for 10 000 in the centre of SK. It's hard to get that in the centre of any other decent area.
And as I have stated, there are places for 9000 and under, as long as you are prepared to look out of the way. They are becoming harder to find, though. |

If this is the case then I certainly recommend the islands such as Lamma and Lantau where, although rents are rising, it's still possible to find very reasonable 700 sq ft flats for as low as 6K per month, and 350 sq ft flats for as little as 4K. |

Perfectly possible in NT.
I have a furnished 700 sq ft flat in Yuen Long under 6500. It's a walk-up but close to MTR and night bus stops. |
