Large Officetel with for Rent in Hongdae 850,000 KW/month

New Officetel Apartment located in Hongdae on the 7th floor of a 7 story building. The apartment has 2 terraces, one of which gives an amazing view of hongdae and large glass sliding doors that let in a lot of natural sunlight.

It is located 4 minutes walking to Hapjeong station ( green/brown line 2 and 6) and 6 minutes walking to Hongdae station (green line 2). It is right in the middle of all the restaurants, coffee shops, boutique clothing stores and nightlife. Location-wise it does not get any better than this.

The rent is 850,000 KW/Month and 10,000,000 key deposit required. The rent and key deposit is negotiable with landlord. The management fee is included in the rent. Electricity and water are not included in rent (roughly 20,000-40,000 KW/month).

There is no gas in the building since everything is heated with electricity which is significantly cheaper than gas. Although there is AC in the apartment, I never used it in the summer since I can just leave the glass sliding doors open which creates a nice draft and cools the apartment.

I�m looking to move out as soon as possible.

*Floor heating and electrical heating unit
*Kitchen with refrigerator and granite countertops

* There is also a ton of furniture and appliances which I am trying to sell cheaply as well (bed, desk, chair, microwave, wireless internet router, clothing rack, shelves etc�)

...damn...that is one popular chair. Cool
What size is that apartment...in pyung?

Not 100% sure, but units in the officitel connected to HongDae exit 1 cost about the same, look bigger, and on several floors, they have lofts. Something to look into.

The officitels right next to Hapjeong Station (exit 4) are smaller, but rent for about 5 or 10 down and 650 a month. Maint. fees not included, so imagine that these units would just be slightly cheaper. Still, you'd be on top of the subway on the main drag.

The upside to the OP's offer? Big sliding doors and the fact that nobody would be living above you! Clutch.

Yeah, you don't get much for your money at an officitel. And it's 11 pyung? For that price, you could rent a small 1 or maybe even 2 bedroom near Hapjeong, Shinchon, Ewha, Hongdae or Sangsu Stations. Also, Officitels near any of these stations run about the same. You'd get tripple the space in Itaewon.

OP, I'd just put your place up at a real estate office. Koreans would be more apt to pay this amount for this space. 850 with 10 down is more of a deal for two newbies looking to share rent on a bigger place. Those with enough to fork out almost a million a month usually aren't looking for an officitel/one room unit.

Do you just have to find someone to take it over so that you can get your deposit back? If you stay the length of your contract, then the landlord has to pay you back out of pocket if THEY can't find someone to move in.
