I`m looking for my own place.

I have 5 million key money but I'm thinking that paying a little more rent may be easier.

My price range is 600 000-800 000 won per month in Seoul.

I'm thinking that 700 000 with 5 million key $$$ would be 800 000 (roughly) with no key $$$. Is this about how it usually works???

Any insight/information???

it's been my experience the higher the rent, the higher the key money - i.e., a 700,000 rent would require much more than 5 mill key money

maybe some others have had different experiences - it also depends on how you negotiate, if a broker is involved, a Korean friend, the building, etc.

Google for craigslist seoul apartments. That will at least give you an idea of what is possible.

I'd doubt you're going to get an apartment for what you want with no key money.

There are other cheaper rental options you might try. Others who know about them might respond here. I've never used them.

In Itaewon and certain parts of Gangnam you can find places with higher monthly rent and no key money (just one month's deposit instead). I pay 670,000 or so for a place not too far from Gangnam station. Craigslist would be the place to look for these deals.

Usually, places in Gangnam-gu and Songpa-gu have "full-option" rooms that don't take any key money but usually take higher rent. The usual ranges I've seen are 700,000-900,000. Most of these places are called "Dan-gi-eem-dae", which means "short-term" rentals. However, you can easily set up yearly contracts with indefinite extensions with the real estate agent and landlord. In fact, a lot of these places will reduce the rent by 100-200,000 WON if you sign a one year contract instead of month-to-month.

Keep in mind though that you do still pay two month's rent up front. Of course, you don't have to pay the last month's rent when you move out.

I figured 5 to 10 million won deposit with 300 to 600 won rent is not impossible to find, even in high priced Seoul. Just get a Korean to help you and do a naver search for "villas", "One room", "two room", ect. Don't go to those English rental agents. They'll rob you blind.
