|
|
1 quick question:
What does a 1 room go for (please provide a price range)
in HBC these days per month?
I would prefer a deposit rather than key money and I do not want room mates.
Thanks!!! |

Have a look on craigslist for an idea of what's on offer at what price. |

I know this sounds silly and I've been here for years. But what is HBC? I mean I know it's an area near Itaewon? But what does it mean? I keep thinking of an old Canadian dept store every time I hear it. Ha ha. |

HBC is Haebangchon. It's about a 10 minute walk from Itaewon.
It seems like "tolerable" one-rooms are starting at up to 400-500k now. HBC/Gyeongnidan/Itaewon are generally not good places to avoid paying rent, it's generally a case of paying more key money simply means you get a higher-quality place.
edit: I think I misunderstood the original poster's question. These areas generally require a deposit rather than key money, it is usually 10 times the price of the monthly rent. As mentioned, check Craigslist to get a better idea of what price ranges are. |

HBC is also keeping up with the change that has been taking place in Itaewon. I don't go that often, I generally prefer hanging out in Itaewon, but I've been a few times recently and it was booming. Even though I live a very short walk from there and don't go often but every time I've gone it seems like a new flashy spot has popped up. I went with a ladyfriend to a BBQ place there last week and we couldn't even get a table.
There's good food there and good foreign food marts as well, especially the Pinoy Mart. Don't expect that area to be a cheap place to live much longer. The only problem I've ever had with the place is it seems like it's dominated by Canadians who sit around lurking everywhere in the hood. |

Ah, thanks. Aren't 500 to 600 a month for one rooms average in Seoul? Less deposit money needed there? I hear in Seoul it's usually 10 Million won? |

Wow, I paid a 5 million deposit and 450k per month rent on a spacious 3 room here in Gwangju. I couldn't image paying that much for a one room. |

Well, I paid 3 million for large one room and 300 a month rent with no maintenance fees out in my provincial city. I'm guessing Gwangju has a similiar pricing scheme. (Not the Gyeong-gi do one, I assume?) |

It depends a bit. Not all one-rooms are created equal, you can get what is essentially a closet in Gagnam or Hongdae pretty cheap, but a place with a decent amount of space will be more like 700-800 a month.
Outside of the hovels of Itaewon, I think 10 million deposit is the absolute minimum in Seoul. 20 million, to me, feels more like the standard baseline.

Well it's Seoul versus pretty much the rest of the country, the rent can be high in Seoul because so many people believe it presents the best opportunities and such. |

Yeah, I'm in Jeolla-namdo Gwangju. The one room I was in before was 2.5 million deposit and 270 a month, but it was suitcase size. |

Sounds the same here. If you paid a little but more, you prob would have had the same as me. So, there are deals out there in the land not named Seoul or Gyeong-gi. But, is Gyeong-gi cheaper than Seoul in this regard or similiar? |

You might have luck around university areas. When I was apartment hunting I saw lots of one rooms in Seoul that were asking for 3-5 Million down and 300-500,000₩ a month.
I couldn't believe the dumps I saw in Itaewon. |

True. When I was looking for a new place, I sent my ex-gf on an apartment scavenger hunt in Itaewon and she showed me nearly 15 places that she hunted down in her quest in my piss-poor price range. I couldn't believe some of these holes and the prices they were asking. Most of them looked like squatter, smack junky establishments and were asking for 5-10 million key money down, ridiculous.
But, that particular ex was a champ and absolute pro, and found me a sweet pad in Itaewon with plenty of space, four burners and an oven, fully furnished; not to mention, she talked down the key money considerably with no upward movement on the rent. When I met the landlady to sign the lease, she immediately told me I should marry her. Too bad she turned out to be insane |
