I�m looking for someone to take over my studio apartment which is leased until February 9, 2008. It will be available on November 11.

This is a one-room and it�s located in Seocho-dong (across from Seoul National University of Education and a 15 minute walk or 5 minute bus ride from Kangnam).

The apartment's located in a very quiet and convenient area (no traffic noise or noisy vegetable trucks). Kyodae (Seoul National University of Education) subway station (Lines 2 and 3) is a short 10 minutes walk away. There is a small supermarket located at the end of the street. Yeoksam E-mart is about a 5,000 won taxi ride. There are many of your typical Korean restaurants a few minutes walk away.

The apartment has been recently renovated and has a large built in wardrobe with an extra cupboard, a small kitchen and bathroom. It comes with a big fridge, decent washing machine, air-conditioner and gas range. I can throw in a lounge chair, a couple of shelves and a sofa (which turns into a bed) if wanted.

The building manager speaks good English, is honest and reliable and takes care of things like repairs or administrative tasks very promptly.

The rent is paid up till February (when the lease expires). Rent is W330,000 per month (including maintenance fee) and NO DEPOSIT IS REQUIRED (usually a 10 million won deposit is required, but the manager is foreigner-friendly and has waived this requirement for foreigners).

When the lease expires in February 2008, you can choose to sign a new lease or move out.

I've been at this hassle-free apartment for almost a year and it's a great place all round, especially because of the location. I'm only moving because of my job.

if the person who takes over your lease does not want the sofa, would you be willing to sell that separately? I'm living across from Seoul Natl. U of Ed as well and need a small sofa. Thanks.
