I am moving out, have a lease until Oct or Nov so if I can find someone to move in sooner I get my rent back Smile

Canny one room, decent size, sep washer space and bathroom. Sub basement so not the brightest space but I like it.

Quiet, no hassles and NO KEY MONEY. Rent is 330.000 a month and you need to pay 6 months up front. Plus a 100.000 for utilities to be paid or damage costs recouped. Owner does anything that needs doing very quickly.

Located about 10 mins walk from Seoul National University of Education subway stop. About 15 mins walk to Gangnam. Guess same to Seocho. Buses run to Gangnam all the time. You can also get to Sinchon and Jamsil easily. There are many more buses but those are the ones I have used.

Place comes equipped with 2 ring stove, washer, fridge, 2 large wardrobes/closets. I am happy to leave my single bed and some other bits (most likely).

There is a nice rooftop space too. And a great supermarket at the bottom of the street.

6 months rent up front is excessive. Depending on the apartment and pics, I would offer 350,000 per month with 450,000 security deposit (1 month's rent plus the 100,000 mentioned for utilities). If the landlord was worried about a person leaving after just 1 month, then I could see asking 800,000 up front. However, asking for almost 2 million won up front disguised as 6 months rent is like key money. They just replaced one thing for another by the looks of it.

That is really cheap. My 1 room in Gwangjin-gu is 10,000,000w deposit and 600,000w rent.

And guess what? Its only 8 pyeong.

In response to the person who thinks 6 months rent up front is like 'key money'.......well I will agree to disagree. For one thing there is no issue about actually getting the money back...it is RENT. NOT any kind of deposit.
Secondly, Korean people ARE charged 10 million as key money AND 330 thousand a month. The owner simply likes foreigners and wants to cut is a break. I for one am thankful for such attitudes. Lastly, I can pay my rent and have cash spare from my school's housing allowance and walk away after 6 months with no worries.

I am trying hard to see how paying up front can be equated with key money in disguise....hmmmmm. Nope. Can't figure it out.

I guess those who think it is some kind of rip off can make any kind of 'offer' they like....good luck! Smile

P.S. Utilities are cheap. My fridge/freezer started acting up and was replaced the next day. Repairs (if needed are done really quickly). Never see and rarely hear the neighbours. Have a great supermarket with decent food 1 minute walk away.......not a bad deal at all.

P.P.S. I have a single bed, fridge freezer, sofa, TV etc, computer desk, exercise bike, wardrobes, wall unit and coffee table and I still have room to have laundry rack out. Dunno the actual size but I paid the equiv of 770.000 won for a similar place in Tokyo (in a non=fashionable area).

Happy with my lot.

There is NO need to pay 10 million won in key money. People who do this obviously are not looking at the right places and do not know cheaper alternatives.

I was able to get offers ranging between 350,000 won/month - 500,000 won/month without any key money.

My Korean girlfriend helped in April at the time. I then called the place and the guy seemed alright on the phone. The only thing was he wanted someone to move in immediately, and I wasn't sure of where I wanted to live and if I wanted to study or work. So, I decided to wait and someone else obviously got the place.

I don't see the need for key money, it is stupid. They don't trust you, so you have to win them over with 10 million won. However, you are supposed to trust them that they will give you it back???? Someone explain the double standard there please.

If you just came to Korea as an average college grad wanting to pay off loans, there is no way you would have that money.

I think if a landlord is willing to build trust, then money can be given more freely. However, you are strangers at first. You shouldn't demand such high amounts.

And for those who say "Well this is how it is done", that's your conditioning, it doesn't have to be mine or anyone else's because you choose to give your money to someone who doesn't trust you but expects you to trust them more.

I like equality. I pay for 1 month upfront, give me one 1 month. If that goes well, maybe I will pay for 2 months and go on from there.

I am not saying the landlord in this case is bad, but it doesn't give people like me to chance to show my good side. What does a landlord lose with me? Nothing, I pay first of the month or near the end of the previous month, fine with me. No need to pay way in advance.

I understand some security deposit, but expecting 2 million won is stupid for those who actually know how to get monthly rent.

That is where I will be looking if I need it. Right now, I don't need to give someone my millions of won now, and I hope I never have to.

Just remember guys, we can help shape the terms. We don't have to give in just because a landlord is demanding millions of won upfront.

This is a 2 party thing, we hold half the say so. So, at least think about why you would give the millions of won upfront.

If you already had the money, like in this case, wouldn't you rather invest it differently? This has nothing to do with the landlord being a good or bad guy, it's simple economics. Money out of your pocket is lost money you can't use, and you will also lose any interest on it. It's an absolute loss when you overpay as a customer initially.
