Taking over apartment lease. Budongsan required??

My wife and are going to be taking over the lease of my apartment from my school. Paying the key money to the school, and changing the name on the lease from the school to us.

My wife (Korean) claims we should get the local budongsan involved in this process, but I see no reason for that.

Anyone have any experience dealing directly with a landlord without the services of a budongsan.

Any advice appreciated.
