Loft Apartment, 3 Minutes from Sunae Station - Low Key Money

Hi Guys. I had to leave Korea unexpectadly two months ago because of a death in the family and its looking like I won't be able to return anytime soon. So the apartment has to go. Key money is a low 5mil with 650,000 a month for rent. Its located between Sunae and Seohyeon Stations, but much closer to Sunae. I believe it is 16 pyeung. Also the ceilings are nice and high and because it faces the east you get lots of natural sunlight through the tall windows. The landlady is quite nice Central Park is right outside your door.

Someone was misinformed 5 mill is standard key money.

5 mil is the minimum most landlords will allow. It is in fact the standard amount of money that most hagwons will give you if you choose to find your own accommodation.

Sorry! I thought that 10m was the standard for key money as that is what I have seen most often. Also, the building is the We've Centium building.

5,000,000w is pretty low for an OfficeTel room. This is not your typical 1 room Villa housing where 5,000,000w is the norm.

When I lived at the We've Centium in Yeoksam (gangnam), the minimum key money was 10,000,000w and the rent was 850,000w per month.

That's not including the 150,000w in management fees. On top of that, you had to pay for utilities. It looks that the Sunae We've Centium is a little more roomier than the Yeoksam one, and considerably cheaper.

Still expensive compared to a regular 4 story One-room villa, however, officetels have their perks. Usually they have a fitness room, restaurants, and stores in the same building. I never saw a single mosquito while living in my officetel (I was on the 10th floor).

I lived in an officetel in that area with 5m deposit. 10m seems standard in Seoul especially around Gangnam for a decent officetel. 5m in Bundang.

Anyways that's a decent place.

For a crappy apartment in a bad location, yes 5 million is standard.

near konkuk the only thing you're getting for 5 million is like a 5 pyeong 1 room.

What floor is this officetel on?

How much is the "management fee" and how much do you normally pay for utilities?

Correct, most loft officetels around Gangnam area will run you min. 10Mil key money and around 800K monthly...that i've found so far. I don't think it's unreasonable for a 5Mil key money if you sign a longer term lease, just that most people only stick around for a year or so before they move to their other place and other contract.

It's on the 6th floor. I can't remember exactly what the management fee was, because I paid for all my bills at the same time, including internet, cable tv, electricity, management, gas... and that usually came to a total of 200 a month. I didnt have to use the floor heating in the winter, because I would just use a small heater in the loft. And the lights are superfluous in the daytime because of that large east-facing window.
