I need to change apartments and was thinking of moving to Gunja, or possibly near Konkuk University. I was wondering if anyone lives near there and can tell me what the housing situation is like in that area and/or what they think of that area otherwise. I was thinking it would be nice to live in an area that is near so many subway lines. I figure it wouldn't take me long to get to work. |

I live around there. It's a pretty good area. Live closer to Kondae if you can. |

PKang, is that a one-room? Looks to be about 10 Pyung! For 10 million down and over 6 a month? Yikes. No offense, but no wonder people move to Itaewon! Same rent with no or little key money gets you a two bedroom near Itaewon or Noksapyong Stations. If you can get renters, more power to you. Just shows how crazy prices are getting in Seoul.
The KonKuk area is ok, but I'd suggest living within walking distance of KonKuk Station for convenience purposes. Not a bad little party section there, with some decent eats. |

Yesterday I went to a Bundangsan in that area. I found a lot of places 14-20 pyeong that were 400,000-500KRW with the 20 Million KRW I plan to put down. That leads me to believe that either his building is much nicer than the ones I went to, or that maybe he didn't get the best deal. Either is possible. |

The Brownstone, officetel right behind Sejong University, 1km from Gunja Station, is around 700,000w a month for 15 pyeong. That doesn't include 100,000w in maintence fees.
Places around Konkuk University are going to be cheaper than Gunja, even though it is 1 or 2 subway stops away. That is because the majority of places near Konkuk University are really old buildings.
Seoul, like any big city, will have cheap areas and expensive areas. Gangnam is one extreme of expensive, and Itaewon/HBC is the other extreme on the cheap housing.
The Doosan We've Centium in Yeoksam, is 850,000w a month, with 10,000,000w down, for a 11 pyeong one-room. Its not even furnished either.
I didn't make the housing prices gentlemen. I don't own the buildings. Yes, it is expensive, but it is Seoul. I could buy a 5 bedroom house in Virginia for the prices of 1 room studios in Seoul. |

His place is 10 million down, which increases the rent, incomparison to your 20 million down, by 100K a month. It's just that the place looks like a cramped box, not an 'apartment'!
In that neighborhood, I'd be looking for the top floor of a 2 or 3 story building with roof access. Apartments and officitels are way more expensive and generally smaller for what you pay. The key is to his EVERY real estate agent in the area and to never settle. A lot of people spend a day looking around, think that what they've seen is all that's on the market, and then they just choose between the lesser the evils. Spend at least a month of weekends scouting around and you'll be surprised at what comes up. |

If SMOE would've given me more than 3 days to find an apartment, then I could've picked a better one. After visiting 5 real state offices in the area, I had to choose between my room, a 5th floor room with no washing machine, no elevator, and a basement room that looked like its been flooded a few times.
Actually, I found an awesome place for only 400,000w a month, oneroom, in Gunja, but when I showed up to sign the contract, the lady living there changed her mind and said she didn't want to move out anymore. |
