A knife-wielding attacker is believed to have forced two students to perform sex acts before they leaped from the third floor of an inner-city Sydney apartment.

Liao Wei, an 18-year-old Chinese woman and Chris Han, her 19-year-old Korean boyfriend, as well as two other women were held inside the Waterloo apartment on Sunday for more than an hour by the stranger, police said.

Neighbours called triple-0 after seeing the young couple fall naked some 25m from the balcony to the concrete surface below about 1.40pm (AEDT) Sunday.

Both were naked and police have not ruled out the possibility they were sexually assaulted or threatened with sexual assault prior to the fall.

A source was quoted in the Sydney Morning Herald as saying the reason the pair were naked was because the attacker forced them to perform sex acts.

"They were forced to do sexual acts and then forced to jump off the balcony," the source was quoted as saying.

"That's why they were naked."

The man suffered two broken legs, a fractured pelvis and a fractured vertebrae and was taken to Sydney's Royal Prince Alfred Hospital where he remained in a stable condition on Monday.

"It's believed the deceased and the injured male were trying to get to the next level, from level three to level two, to try and get away from the offender," Superintendent Luke Freudenstein said.

He conceded the couple must have been "very fearful" to attempt the climb.

"We don't know precisely how the (intruder) got in, but we do believe that he followed the female in after she buzzed her way in," Supt Freudenstein said.

"We don't know what the motive was ... it could have been a robbery, and we really don't know how long the fellow may have been loitering around out the front."

Once through the security entrance of the unit block the intruder threatened the woman with a knife and followed her to the apartment where he forced his way inside.

"We believe it's opportunistic," Supt Freudenstein said.

"There's nothing to suggest he targeted those victims. There's nothing to suggest they know the victim."

Some 65 minutes passed before neighbours saw the couple trying to climb off the balcony.

"Something has happened in that unit to make them take that step, 25 metres above a footpath for them to try and climb, from our information, to the balcony beneath and unfortunately they haven't made it," Supt Freudenstein said.

After the fall, the intruder - described only as a man aged about 30 with a dark complexion - walked out of the apartment leaving the two other women uninjured.

They have undergone counselling and were helping detectives, Supt Freudenstein said.

"This is the first time in my career of 28 years that I've seen such a horrific incident," he said.

"(I've) never heard anything like this before. It's a tragedy, a situation where people have had to actually scale a balcony to get to their safety."

Both victims were "highly educated" and studying in readiness to attend university, he said.

Police are using Interpol services to try and contact the victims' relatives.

I know this is besides the point but how is it possible to fall from a third floor and end up 25 meters below? Even considering a ground floor beneath the first floor, this is odd unless you count for each person individually and add up the total distance traveled (2x12.5 meters). Or they have 6 to 8 meters ceiling height in this apartment building? Or a 16 meter lobby? Or a ravine under the balcony? Most places I've been to, you need to fall from floors 8 to 10 to travel that far, and typically end up dead, not injured.

Wait a second, were they forced to perform sex acts on each other?

Maybe this is just their excuse because they were doing some sort of sex hammock thing on the balcony and fell off, so when people found them naked and locked out, they said "Uh, a guy with a knife forced us to do sex acts."

I'm not sure about Australia, but I know in England, what North Americans call the second floor they call the first floor, so that might be why it's higher up.

Racetraitor, that was a bit callous. Didn't the woman die? It mentions the deceased but doesn't really state it.

The story did leave me scratching my head a little too. I think it is more a case of poor writing (or, more likely, poor editing) than a cover-up.

Ms Wei's death had shaken friends, who posted tributes on Mr Han's profile.

A friend, Abby Xiao,today wrote: "be strong... both of u are so good person... plz be strong, i wanna c u in the college with a nice smile."

Others did not know how to express their feelings, but nevertheless offered condolences.

"dunt knoe wt to say...take great care man and i'm expecting to c u soon at college...no matter wt has been goin on, plz be strong, plenty things we gonna do, leave the sadness alone," Ricci Yuan wrote.

Ms Wei was a student at Taylors College in Waterloo. Management at the college were working with Chinese consular officials to organise passports and visas so the families of both victims could come to Australia.

Counsellors had also been called in to speak to the friends and former teachers of the "quiet, attractive" teenager.

Peter Price, the managing director of Taylors College in Australasia, said Ms Wei had moved to Australia from China with hopes of studying at the University of Sydney.

She and Mr Han had both enrolled in a pre-tertiary "transition program" designed to ease their way into university.

Mr Han, a popular student at the same Waterloo college his girlfriend attended, landed feet first, shattering his legs, pelvis and suffering spinal injuries. He has been speaking to detectives about the ordeal between surgery. The revelations follow inaccurate reports in other media yesterday that an intruder forced Ms Liao and Mr Han to perform sex acts on each other then jump from the balcony.

Liao and Chris' love revealed

Mr Han showed extreme courage during the incident, wrestling the knife away from the attacker at one stage before the intruder threatened his girlfriend with a second knife.
Detectives are treating the crime as opportunistic, as it emerged the man who followed a female visitor into the security unit block held a knife to her throat when the lift reached the victims' floor. He demanded money and she handed over a small amount she had on her.

He then took her to the unit, where the door was opened by the other female occupant who lived there with Ms Wei and her boyfriend.

He forced his way in and, when he entered the apartment, forced them all together in the living room, made them undress and launched a series of degrading acts against the young, vulnerable students. He then stole money.

"We believe he got away with less than $200," homicide Detective Inspector Russell Oxford said.

He urged people to come forward with information including potential sightings of the attacker near the unit block in Hunter St.

Police have described the attacker as 175cm tall, of solid build, with dark complexion. He was casually dressed, had short dark hair and aged in his 30s.

All four occupants of a Sydney unit were forced to strip naked and sexually assaulted by a knife-wielding pervert, before two teenagers fell from the balcony, one to her death, police say.

Investigators have seized CCTV footage of the intruder, a man aged in his mid-20s who forced his way into the Waterloo unit, and plan to release his image later Wednesday.

Chinese student (Elva) Liao Wei, 18, died after falling from her third-floor unit about 1.40pm (AEDT) on Sunday.

Her boyfriend Tae Wook "Chris" Han, 19, suffered two broken legs, a fractured pelvis and fractured vertebrae in the fall and remains in hospital facing possible permanent damage.

The two were found naked after landing on concrete below their unit.

Detective Superintendent Geoff Beresford said police had interviewed Mr Han in hospital and his information had been "very helpful".

He said all four occupants of the unit - three women and a man - had been sexually assaulted.

"We can confirm that there were a number of sexual assaults on all of the victims," he told reporters.

"In relation to the deceased person and obviously the male person who suffered injuries from falling, we do expect that they were forced either by force or by other means (off the balcony)."

He described the crime as "particularly horrendous" and shocking.

"The fear that those people must have felt during this attack would be indescribable."

The intruder is described as about 175cm tall with a strong, stocky build, dark complexion, short dark hair and was last seen wearing shorts, a T-shirt and running shoes.
