My school has agreed to find me a new apartment so long as I pay the real estate's early exit fee (W100,000) because I'm only at the six month mark.

There are several reasons why I want to move. The first one being: I simply don't like my apartment very much.

It has those loose linoleum floors we've all grown to hate, it doesn't trap heat very well, it has really shabby construction, it's small and I knocked a whole ton of drywall loose by simply letting my feet rest against the wall behind my computer. It's effectively papier-m�ch� housing.

Anyway, what is the maximum allowance from GEPIK for key money? w5,000,000? Right now they've invested w2,000,000 as key money in my current apartment.

I was wondering, could I subsidize the school's key money with my own key money (2.0 + my 3.0)?

Or is it possible for my school to put in a full 5.0? I can't find my generic GEPIK contract... what's the normal price?

They also told me they'll put in 400k per month for rent. I don't mind putting in a bit myself is the place is really nice.

Sound fair?

GEPIK will usually pay 10,000,000 towards the deposit

Depending on the area which you live, they may spend anywhere from 300,000 up to 700,000 on rent (provided they pay the deposit also).

If you pay the deposit (around 10 million) and elect to receive the housing allowance (400k per the regular contract) then your school should give you an extra 100k/month.

As for going in with your school towards rent, good luck. I told my school that I want them to pay the deposit of 10million + 400k for rent, and that I would pay the difference in rent if I found a place for more than 400k. This was beyond my co-teachers comprehension level, so after 30 minutes of trying to explain this I gave up.

Wow. Why is my school only putting in W2,000,000 for my deposit now instead of W10,000,000? My place is kind of crappy. I don't understand why they didn't get me a better place in the first place seeing as how it's government money anyway.

My co-worker told me that the maximum they could do was W5,000,000... but he might be wrong. Lately my school seems to be learning a lot of stuff about the rules for foreigners. I don't think they knew this stuff before.

I guess I should push harder. I live in Suwon, so it's not like the land is expensive here. I should be able to get a decent place with 10 down and 400k all paid by the school...

Since you live in Suwon, that might be why your school isn't willing to put up more money. Depending on where you live, your school will receive X amount of won. My school received around 48 million. The deposit that the school puts down on the house though is NOT part of that money. Don't let them try and tell you that it is.

The bottom line is GEPIK will not give you more than 400k unless you pay for your own deposit. I get 500k, but I paid my own deposit. It sucks because my rent is more than 600k, so I'm actually paying out of pocket for my housing. It's better than living in a sh*t hole that my school might put me up in though

I'm paying 500 but I have a 3 bedroom place. I live close to Suwon and the school put down a deposit of more than 10,000K. If they want you they will find the money. If you are interested in working there the next contract, I would mention that and use that to negotiate a better place for yourself.

Another riskier thing to do would be to tell them you are considering looking at other schools in Suwon which offer nicer housing. It's not a nice thing to do, but it seems to change the administration's perspective somewhat.

The thing that annoyed me the most is that it's my second year in Korea (almost my third) and a few of my friends flew in from Canada very recently to work at public schools and they all got WAY nicer housing than me. It's like I get screwed on housing by every employer (though this housing, if you can believe it, is way better than my former hagwon's housing).

I completely respect that you don't want to play games. I'm also annoyed when I hear of people who have huge 3 bedroom places and are not paying any extra rent.

But I agree that you should push hard for a good place since they will not change your place in Sept. They will say that your apartment is on a one year lease...too bad, so sad. Push for the 10,000 deposit. Tell your co-teacher to call her fellow co-teachers and ask them what they paid.

Bottom line, keep pushing for what you want. Sometimes Koreans seem to respect someone more who doesn't back down. Sometimes.
