I have had a poke around on here (using FAQ's and the search function) and most of the information is years old or outdated. Anyone know of a good english speaking real estate agent?
Im looking into getting my own place and dont want to have use one of my korean friends to do it...unless i have too.
So any websites or emails that deal in English would be great.
Also I'm looking around Bundang so any heads up on good deals/agents or anything like that would be appreciated.

Footwork, that's the best way. Go to the area in Bundang you want to live and look around, you can do wonders with some simple words like
cheonsae (a big deposit but no rent)
wolsae (monthly rent)
bojeung geum (the deposit on a monthly rental)
cheung (floor as in il cheung=first floor, etc.)
And of course, realtor in Korean is 부동산 or budongsan.
Once you find a place you like and you're ready to sign, you really should have a Korean friend with you. The only place you'll definitely find English speaking realtors is in Haebangchon near Itaewon. |

| We just went through the process of getting our own place. Also keep in mind there is a fee you have to pay the real estate agent and it is generally about 4% of the total key money you pay. We haggled a bit and got a little bit of a break on the fee. |

When do you pay the fee? I've just found a new place through an agent, put down part of the deposit and no mention of a fee yet - just hoping not to get shafted at some point. |

| snowflake you pay it on the move in date or very soon after. We paid ours the day after as we were moving up from Gwangju. Our move in date was one day earlier so we could have furniture delivered. |

Yep....brokerage fee...I just paid 700,000 on a 10,000,000 key money deposit in Bundang.
My employer helped me track down the agent...but I'll get a number if you'd like one. |

That brokerage fee sounds too high.. how much is your monthly rent?
There is a legal maximum set by the government (as a % of the value of the property or rent.. somewhere around 2or 3%.. I don't remember exactly) which can be charged. The brokerage fee is split between the person offering the apartment and the renter. Did you agree to pay the renter's part of the brokerage fee? It sounds like you paid their part of it too. |

Just got a new place in Bundang and found out more about the fee. It comes out to a maximum of .9% of the cost of the place.
The cost is the jeonsae cost.
Now to figure out how that works is for every 100,000 won in rent you're paying that is equal to 1,000,000 won deposit. So if your place is a deposit of 5,000,000 with a monthly rent of 500,000. Then the actual jeonsae or total cost is 55,000,000 won. You multiply that by .9% and you get the maximum a real estate agent can charge you. You can usually haggle them down to a lower amount.
Also when going to a real estate agent going in person is the best way to do it and take along a Korean friend. I speak some Korean but even I got confused by what the agent was saying. |

There is EdenRealty.co.kr and several others. I don't have the urls for the sites, but check on English Spectrum in the accomodations section. There are realtors that post there for listings in Seoul if that is where you live. |

I paid 100,000 fee and know my previous school paid 200,000.
I'd shop around for a more reasonable fee as part of the package if I were you.
btw, we discussed the fee ahead of time and it wasn't based on rent or key money it was a standard fee. |

Thanks for the link, but not the one i was looking for. The site had pictures and the housing was mostly for Gangnam and Sinchon.
