Al these threads about Itaewon seem to be saying the same thing. Thought I'd get rid of the excess and see what people think.

I didn't realize it needed improvement. Seems fine the way it is to me.

The predictably higher rent prices will mean that only the connected F-2s will, with their lock-hold on the higher-paying corporate jobs, be able to afford to live in Yongsan 2-Ga and the surrounding neighborhoods. Guys such as Issac Durst, et-al, would do well, eh, to buy as many villas and apart-uhs as possible right about now.

Everyone has "you don't know what Itaewon was like before" stories but it's evolving quite nicely on its own.

Bring more international foods and products to make it a true international market. It also needs more sprucing up as it's so drab looking, but it's getting better. A pedestrian street concept would had done really well for a tourist district such as turning the back alley into this and sprucing it up with no cars allowed. It's tight back there as you think you're going to comfortably stroll around.

With people, you have the most foreigners out of anywhere else in Korea so that's all there is for international diverse community. Why would you want to take away from that? Of course, the Army is leaving so Itaewon will indeed convert back to being more Korean or catering to Korean visitors as time progresses. It is what it is.

It needs a good cleaning. Itaewon is the only dense, urban place in Korea I can think of with dirt sidewalks.

I went there last week to deal with a travel agency (I rarely go there) and found myself stepping in mud and wet rugs (on top of the dirt). They didn't seem to be putting a new sidewalk in either. I know it wasn't like that three months ago, I don't know what they're doing.

Most of the buildings in Itaewon seem delapidated too. Moreso than other parts of Korea. The area needs to be renovated and developed by entrepeneurs with new/interesting ideas in mind.

My problem with Itaewon is that there isn't anything for non-alcoholics other than good food. It's good for tourists (and sex-tourists) I guess but I'm not a tourist (or a sex tourist). I'd like to say "I come for the food and stay for the _______", but I honestly can't think of anything to fill the blank with.

Umm... I thought that was obvious but maybe I used the wrong dummy-economics lingo.

Basically entrepeneurs that aren't opening chain restaurants / businesses or capitalizing on something that exists everywhere else.

They can start by actually putting sidewalks into the place. I think that would be a good start.

I once thought that they should make Itaewon Street a pedestrian mall which would free up the pedestrian congestion by moving the hawkers to the middle. They would have to redirect traffic, which could be problematic. Besides, this being Korea, the hawkers with their wares would probably increase exponentially ala Namdaemun.

I've personally talked to a member of the design team that spruced Itaewon up a couple years ago. I mentioned the pedestrian mall idea, as I think it's a great idea. He said it was not possible as Seoul wouldn't allow the rerouting of traffic .

Maybe once Yongsan Garrison closes they could redirect traffic through there. Until then, there's simply no place for traffic to go.
