I'm quite fond of Haebangchon. Not that I know it that well or anything, but I had couple a friends who lived there or are still living there and it's got a nice atmosphere to the place - a bit more international than most Korean neighbourhoods but not quite as in your face as Itaewon.

But it sounds like some big changes are coming. Check out the links. I've translated part of the first article, though I've missed some bits and may not have got it right.

200 acre green area to be created by 2016 through the Hu-am Dong Development

Haebangchon, which lies between Namsan and Yongsan Park is to be restored to a green area and be connected with the "Greenway". To accomodate or resettle the residents of the the Haebangchon hillock that is to be turned into a green zone, old and rundown areas near the Haum-Dong railway areas will all be redeveloped at the same time in the Hu-Am Dong Joint Development.

Seoul City announced on the 18th that, through the "Namsan Greenway (Green Park) Project", the green areas damaged and and disjoined by the closely packed housing in Yongsan's Haebangchon would be restored and a greenway between 100 and 190m wide and 900m long connecting Namsan and Yongsan Park would be created.

With this, the Haebangchon hillock will be changed to a green park and the Dongja, Huam and Galwol areas between Hangang Road and Huam Street will have high rise buildings and apartments of up to 18 stories by 2016.

Greenway Creation - How? The target area of the Namsan Greenway Project is Yongsan 2 Ga Dong - an area called Haebangchon. Seoul City has a plan to create a greenway over an area of 104,000m2, combining a 57,000m2 3 story housing area in Yongsan 2 Ga Dong with 47,000m2 of Ministry of Defence military apartments.

Rest areas, walking trails, viewing sites and other conveniences will be established within the restoration area, which is a ridgeline descending from Namsan. The width of the greenway will be 100m at the Yongsan Dong 2 Ga residents' centre (located in Namsan Park), and the green area around Haebangchon Cathedral will be created to a width of 190m.

The Namsan Greenway Project is a life and greenzone corridor restoration project and is being carried out as part of Seoul's City Plan to develop a north-south Green Corridor starting at Bukhansan then going down through Cheongdeok Palace, Jongmyo, Se-Un, Namsan, Yongsan Park, Yongsan International Business District, the Han River and Kwanaksan.

Looks kind of cool. Pretty optimistic, but good luck to them.

I live in one of those areas and they have already started leveling it. I hope they don't fill the whole area with high rises. They have a chance to have a nice green area with some low level housing, but I am sure they will ruin it with more ugly high rises.

The area is being prep'd for the expensive housing next to it (for when the Army base leaves).

Besides, it just wouldn't be right letting those "poorer" HBC owners own a building in one of the future's most expensive area of Seoul, now would it? Wink

According to the map it looks like the highrise buildings will be in the area closer to Seoul station.
