New job is in Gangnam-gu Cheong (line 7, dark green line). I'm looking for an apartment that has:
- one bedroom with a view
- 15~18 pyeong
- max 10 million key money
- max 700 000/month
- just a decent place, not a palace
- preferably near amenities like supermarket, gym, subway etc.
I know Gangnam is a pricey area. I've hear Nonhyeon is better. I'm planning to go talk to the budongsans (real estate agents) there, to see what I can get. I don't mind a commute to work, but not more than 30 minutes.
Can anyone recommend any specific areas (probably on line 7, but not necessarily) that are affordable and near Gangnam-gu Cheong?

| I think your expectations are too high, with only 10 mil key money and 700,000 a month max for that area. |

| I would guess your best bet would be across the river around the Konkuk University area. It's only a couple of stops away from Gangnam Gu Cheon but I imagine it's much cheaper. |

I'd look at the Konkuk University area. It's three stops (about 6 ~ 7 minutes) from Gangnam-gu cheong. It's a busy area with lots of shops and restaurants. I think there's an E-mart too.
I'd stay out of Gangnam area. Way over-priced for what it offers. |

| Konkuk Univ area certainly isn't cheap. if you want to be nearby a subway station expect to pay a hefty premium (this holds true in all areas of Seoul). You could even be looking at Gangnam-like prices. |

For 1000/70
He can get a 1 room officetel attached to the subway, perhaps up around the 15th floor with a view of the river. There is a gym on the second floor, emart, cinema, department stores, etc all across the street.
They're not 15 pyeong.
The bathrooms are nice though. Very clean.
For 1000/60 he can have his choice of various 1 and 2 rooms within a 10 minute walk (some closer) of the konkuk station. Around 10-15 pyeong, he might get a view if he's lucky. I did look at one place a little farther from the station that was up around the 18 pyeong size, 2 bedroom, with a bigger living rom and kitchen. Older building for 1000/60. A bit too far for me.
You won't get much view near Konkuk except for that 1 officetel building as all the buildings are regulated to be short here. There is talk about allowing bigger buildings to be built here to boost the economy further. |

hmm... I'll give Konkuk a look around then. I've been there a few times, and I'm not so crazy about living in an area with lots of nightlife... I like things quiet(er) (always a relative term in Korea).
crossmr, the places you are describing sounds pretty good. I can do without a view, so long as the apartment is a decent size. Less than 15 pyeong is really uncomfortable for me. |

Well keep in mind the nightlife is limited to a couple areas. I'm not far from the nightlife, but its pretty darn quiet at night. I get some light music from a place nearby, but it isn't loud and if you're not sensitive it'd be fine. I'm sensitive so I wear ear plugs. Once you get off the main streets and onto the side streets it quiets down very quickly. Standing outside of my gate at 10 or 11 pm and you wouldn't even know you're in seoul, even though you'd be like 20 meters from the main busy thoroughfare.
Those thick walls of buildings all made out of concrete have their benefits.
If you absolutely need at least 15 pyeong, forget the officetel.
You can get lots of 2 room places for 1000/60 that are around 15pyeong or a little more.
The further you are from the station the more likely you are to get a larger place.
Just go there and chat with a realtor. You should take a korean friend as I'm not sure if there are any around here that speak English.

If you look at this map, look near the top, near the yellow building, you'll see the word "한아름가구" right there across the street from the yellow building (its actually white, got a market, goshiwons, bowling alley, etc in it) is a realtor. Orange sign 예스부동산. Very nice guy, took me and a friend all over the area for several days. Showed me about 30 places. If he can't find you something he'll introduce you to another realtor. His fee is around 225,000W I believe. |

I'm doing the same thing as you OP except i have a bigger monthly budget set aside for rent, around 2M. Even then i'm hard pressed to find much in Gangnam, but i've been going around to various 부동산 and have some places lined up mostly Villa though. Officetels are decent but they are small.
You might want to hit up 부동산 the area around Gyodae (Seoul Natl' University of Edu) there might be some affordable places there. |

I just did up a quick area map for you:
Red are the night life busy areas
Blue is a market street, it gets quiet after 11pm
orange are a couple cross streets that get moderate traffic
green is pretty quiet. Anything north of that area into hwayang-dong should be relatively quiet.
I wouldn't recommend going far south into noyu-dong. The area isn't as nice. Its a little more industrial and there seems to be less restaurant selection. A couple realtors also warned me that a lot of immigrant workers live there, and they felt that it wasn't as "safe". I didn't really care either way, but I didn't find any apartments in the area that made it onto my short list, mainly because it seemed to have a much small concentration of amenities. Avoid the north-west part of hwayang-dong if you want to stay away from the dirtier industrial stuff (car shops, metal works, stuff like that) |

That would be a find, I'd imagine. I lived within walking distance of this subway station over 15 years ago, and even back then the 'one room', 10-12 pyoung place ran 10 million down and 700 a month!
The wife and I are looking for new digs near HapJeoung/HongDae Stations. ChangChun Dong (between HongDae and ShinCheon Stations) would be great, too. If anyone gets a line on anything big (over 40 pyoung) clean, and under 10 minute's walk from a station, post it up. |
