Good sized Villa Studio available for rent. Bathroom, Kitchen and a reasonably sized living space. The place is centrally located just a 3 minute walk from Shin NonHyun Station and 5 minutes from KyoboTower. It is near all the fun in Kangnam. The room is large enough to fit a queen sized bed and a small desk. I would estimate the villa to be about 9-10 pyung.
No a/c but I bought a portable a/c that I am willing to sell for a reasonable price. It works fine.
Underfloor boilers - works great
3rd floor where it is quiet
The owner was willing to leave the washer in my room, so I see no reason why she would change her mind, but that's ultimately up to her. Owners are very responsive and accomodating.
Deposit: 5,000,000 won
Rent: 510,000 won
Water: Unlimited 5,000 won. Other utlities not included.
Other utilities usually add up to about 60,000 won but it depends on usage.

Is it in Banpo-dong, Nonhyeon-dong, Yeoksam-dong or Seocho-dong?
How is it 3 minutes to Sinnonhyeon Station but 5 to Kyobo Tower when they are in the same place?
How old is the villa?
How many pyeong is it really? Do you get new wallpaper? What's the bathroom like?

Different exits??  And if that's the location, it is incredibly close to the Ritz Carlton and the Novotel. I think it's in Yeoksam-dong? |

Kyobo Tower Sageori, where Sinnonhyeon Station is located, is where all of the four dongs that I mentioned meet, and they are all pretty different.
Within 3 minutes walk, Yeoksam-dong has the Ritz-Carlton as you said and lots of restaurants on the way to Gangnam Station behind CGV, Nonhyeon-dong has lots of restaurants and decent villas full of hookers, Banpo-dong has aging villas for terrible prices, and Seocho-dong has more apartments, officetels and office buildings. |

Yeah, my ex-MIL lives in Yeoksam-dong... I know the area kinda well.
The thing is though, if the place is so close to the Kyobo Tower and the Station, it is basically right in the middle of where the 4-dongs meet. Meaning that it's not that far to go to any one of the dongs? |
