I decided to renew my contract for another year from this August. Before doing so, my school agreed that I could definately move to another apartment for the new contract term, as they know how much my current place blows. However, now they are saying that it is just too hard for them to help me find a place as SMOE do not put down any key money what-so-ever. This makes sense I guess, I just never realised it was the case. Does anyone have any useful advice on finding a half-decent place without key money? I don't live in or nearby a 'foreigner hotspot'

SMOE = SOL

With no key money you'll be hard pressed to find a place unless you're willing to relocate to the Itaewon area and bunk up in a flat with someone.

This officetel I live in houses many SMOE teachers so I think the owner just waived the key money req for SMOE. Plus, the monthly rent is about 800,000 (per teacher) in apple box money so that helps sway the owner.

I think my officetel is similar (though it's more like 600,000 won per head) and it's the reason why i have to put up with a 40+ minute commute

The officetel I live in has many SMOE teachers as well. The advertisements for the apartments from the budongsans show that it requires key money. The key money it was waved after some negotiations. I believe it holds true for the other native teachers in my building. My 20 pyeong apt is supposed to cost 10M won with 750K/month but now it's only the monthly payment. I pay the difference between the amount the district pays for rent and the actual rent (which comes out to be 50K). I could have chosen a smaller apartment to eliminate the need to pay the 50K but I wanted the space.

Basically you should look for places yourself and have the budongsans or whomever try and negotiate rent without any key money.

How much is the subsidy for SMOE now? Used to be 500,000 a month. Has it gone up to 700,000? EPIK is 400,000 now. If so, you could get a decent place with deposit money. But, public schools usually don't provide key. It's why foriegners get stuck in crappy places.

i think it's 500,000, but i've heard some people getting 600,000 and 700,000. varies by district and i'm sure it's one of those things where if you yell loudly it'll just go down to 400,000 for everyone.

I'm in EPIK and my 400,000 is fine. I really hate those weigooks that
b!tch and ruin things for the rest of us. What they ought to realize is they can move into a better position in a year's time if they'd learn to keep their mouths shut. Otherwise, they just screw themselves for the future. I mean I don't complain if another EPIK teacher gets to go home early and I don't. It just means I gun for his job when he leaves and keep my mouth shut. We ought to take those whiney types out back and smack them around.

Good post. I agree, except there's no need to smack them around....life will do that for us. Very Happy

Not as much satisfaction in that, though.

If you are getting a monthly Housing Stipend from SMOE, then YOU pay the deposit.

If you are not getting the stipend, then SMOE is responsible for finding and putting you in a place to live which includes putting down the key money and taking care of the rent. However, you are at the mercy of whatever dwelling they decide to find for you.

I usually find that its 1st year freshmen who come here, bitch, screw it up for all of us then go back home after one year without having to deal with the consequences.
