I'm looking for something that is available on January 1st, hopefully furnished with 10m key money down and less than 600k per month for rent.
All the websites I've been going to mainly feature stuff far exceeds my price range... so I guess what I'm saying is, anyone know a good "slum lord" type real estate website?

There aren't any.
If you can handle Korean then use naver.
If you can't, then cruise the neighborhood you want to be in and look at the listings in the windows of the local bu-dong-san.
If you are out of the country then you may need to crash at a goshiwan for a week or 3 while you find a place after you land.

My employer will set me up with an apartment via a real estate agent if I choose to go that route, though I'm trying to get an apartment from another foreigner leaving Korea because that way I can avoid the realtor's fee and find a place that is furnished.
I'm not going to be bringing a lot of $$$ to Korea. I don't want to sleep on a bare floor for my first month in an empty apartment
Craigslist has a few foreigners advertising on it but the places tend to go rather quickly and I haven't had any replies yet.
My Korean is decent so I'll try Naver. I don't expect much though. |

Furniture is very cheap if you order it online, and I wouldn't worry about the realtor's fee. Unless you get an officetel, the fee is nothing much- I've paid between 160,000 and 220,000 won.

Yeah, Naver isn't going to help you at all. 100 percent outdated ads with fake pictures.
edenrealty.co.kr has a lot of stuff in various price ranges in you want to live in foreigner-land Haebangchon.
I personally would probably just take the school supplied housing, or figure out the area you want to live before coming then spend a day walking around to all the budongsans in that neighborhood when you get here. |

You aren't looking in the right place. Last year, I posted exact instructions on how to find rooms/apartments on Naver using a very popular Naver cafe. It would've been nice to have it stickied.

It is a Naver Cafe. That is where most Koreans go to post rooms available for rent. Koreans don't like to pay Budongsan fees, and posting on Peterpan allows them to find someone to rent their rooms, bypassing the Budongsan.
You need someone who can read Korean to help you navigate the site.
Scroll down to "서울직거래*원룸전용"
Expand that link and click on "강남.서초.강동.송파"
There you will find all the one rooms available for rent. Below that category is "서울직거래*방 2,3개). Find 강남 and expand that. There are 2,3 bedroom apartments listed there. As you read through those, you can find some apartments with no key money. Maybe they will be written like 90/90 or 100/110, 80/85. The first number is the deposit, the 2nd is the rent.
So, 90/90 is 900,000w deposit and 900,000w rent per month.
I found my apartment through this site. These are normal renters that post here, so I don't recommend you call them up expecting them to speak English. Get a Korean to help. |

Check out nearsubway.com
They speak english and they are very helpful. They helped me with movers, setting up cable/internet and if you have a problem with your apt. you can call them and they will talk to the landlord for you.
worknplay.co.kr and englishspectrum.com both have classified ads for housing as well. Happy hunting! |

I checked out nearsubway.com earlier and found a lot of their listings to be outdated but I'll keep at it.

(I'm probably going to go with edenrealty.co.kr because the prices are good and they seem to be very honest). |

I ended up going through my employer in a pinch. They were very understanding of my situation and knew of some good agencies near where I wanted to live. The real estate information did factor into my choice of living in Haebangchon though.
I ended up getting a 9 pyeong (ish) loft in Haebangchon with 10mil down (my employer) and my monthly contribution is minimal (100k). |
