On the housing addendum it says "In the event that the furniture and appliance allocated in the apartment or common space of the apartment is damaged, the teacher is liable for the indemnity."

My question is...

What if the place is already damaged or comes with damaged equipment prior to moving in?

Also, what if the equipment is old and fails during your term? (not really considered your fault right?)

Are we still liable for the costs?

Before you move in, tour the place with your co-teacher and document and take pictures of any damage - otherwise, without records, you could be held liable for the damages (no proof it wasn't yours). Make sure you inspect thoroughly - move the appliances and furniture to look under and behind. Keep a copy of the inspection report/photos and get your co-teacher and principal to sign it.

If you're nearing the end of your contract, you can only hope they wont charge you for damages that you didnt clear at the beginning.

I agree about the photos. Also, if an old appliance breaks, yes, in most cases you are the one who will pay for it being repaired/replaced.

I have a similar question, I posted before but no answer Sad Do EPIK teachers pay a security deposit on the apartment/house that the school provides? The contract just states that they cover rent, while the teacher is liable for damages, utilities, internet, and maintenance. No mention on deposits, which is common in the US so maybe there too.

Also, it probably depends but what do utilities, internet, and maintenance usually run for? My preferences are either smaller cities (Gwangju, Daegu, Daejeon) or the provinces around them, if that matters.

I can't speak for EPIK, but yes, GEPIK teachers pay a security deposit. It is a totaly of 900,000 won, paid in three installments during your first three months. Most schools will take it directly out of your paycheck, but my school would make me wire it to them each month... my school does a lot of things a little backwards though.... You will get the money back provided you didn't trash the place.

I live in an officetel so I think my bills are a little higher than apartment styles, but my utilities are usually between 140,000-170,000 depending on whether I've run the A.C. or the heat etc. I think this includes water and electricity and probanly a building maintenance fee. My gas bill is always a laughably low 3,000 won or something. The internet runs about 30,000 per month, and it is taken directly out of my bank account.

I couldn't tell you how much a phone would cost here, since I have family who lives here and they just added me onto their plan, but I'm pretty sure it's cheaper than in the U.S.

I live in Bundang.

No you wont have to pay a security deposit with EPIK. I've taight at 2 different locations with them and I've never paid maintenance. Utilities are roughly this for my current apartment

water- 7-9000
power- same
internet- 30-35 000
phone- 20-30 000
gas- 40-57 000 (that includes winter with the underfloor heating)

But everything is variable, it depends on so many things the age of your apartment. is it on the sunny side of the building. Does your place have maintenance fees. Do yooou like to be warm and cosy in winter. Do you watch a lot of movies/sports on the net etc.

Depending on where you live and other things you may be paying well over 500 K in winter for the same things. Maintenance 100K+ and some people on this site have over 300K gas bills alone in winter. So its all very much luck of the draw.

Alright, so like liberally speaking 250000 KRW would cover like any/all monthly utilities, internet, maintenance, and maybe a phone plan. I'm looking to live in the south, Gwangju or Jeonbuk or Daejeon, and should be bringing in about 2.1 Million KRW before deductions. If all goes well Smile

What are the fixed deduction rates? Health coverage is 2.5%? And assuming I do get income taxed (which I shouldn't, I'm bringing the forms), that's another what, 4%? Any other things/taxes?
