Hello! My husband found a bigger apartment and he would like to move, so I'm looking for somebody to take over my villa contract from late January or early February 2012 for a year. This is perfect for a foreign teacher who is looking for their own place.

Benefits:
- One BIG room (studio type)
- 10-second walk away from Kyungwon University station (Yellow Bundang Line).
- Less than 20 minutes to get to Jamsil Station by subway
- Around 25 minutes to get to Gangnam Station by subway
- Less than 10 minutes to get to Bundang by subway
- 5 minute walk to bus station
- Incl. gas range
- unlimited water usage for a fee of 5,000 won/person
- Maintenance fee of 5,000 won (in case you need something fixed)

Since we don't own this place, we have two options to accommodate you.

Scenario one:
Monthly rent : 400,000 won
Key money (deposit): 20,000,000 won
Unlimited water usage for a fee of 5,000 won/person (mandatory)

OR

Scenario two:
Monthly rent: 600,000 won (negotiable)
Key money: We pay the 20,000,000 won key money for you, but we want 2,000,000 won from you to protect us (This is negotiable and will be returned to you when you move out a year later)
Unlimited water usage for a fee of 5,000 won/person (mandatory)

I don't know if you're aware of this option, but my wife and I have had to move out of places before our contract was up before. When we did, we just relisted the place with the real estate agent, the agent found another renter, and we just had to pay the realtor fee (a few hundred dollars). Just in case you'd prefer to get out of the place altogether rather than become a landlord.

Thanks for the information, Mr. Positive! We've done that already, in fact with a couple of real estate agents, but we've had very few people drop by to see the place because people don't usually move during the winter. Since we found a new place already, we'd like to get rid of the villa asap. That's why we came up with two scenarios to accommodate people who might not have the key money to rent out their own place.
