I want to get out of my housing lease. Advice, please.

I need to leave Korea at the end of the month. My landlord was told last month that I need to leave at the end of this month. I just got word back that he will not let me get out of my contract, and that I will have to find a new tenant to replace me. However, I was told by another realtor that if I tell my landlord at least a month in advance, that they must release me from my lease. Is this true? If it is, what agency/person should I see to legally force my landlord to give me back my key money and let me leave?

It's common practice for you to find a tenant to take your apartment. Seems like you waited too long to deal with this. Go down to the realtor's office and have them advertise the place immediately.

Normally, if your lease is up, 1 month notice should be sufficient and you can leave regardless of whether you found someone or not. Since your leaving before your contract is up, it must be up to you to locate another tenant. Even though you gave him advanced notice. You will also need to pay the realtor fee which comes with looking for someone. This fee is based on a percentage of the key money. Like previous poster said, go immediately to as many realtors as you can in person to sell your place. Take your own pictures and email them to the realtors to save time.

Basically just a bump of the thread, but my realtor told me we'd have to find a new tenant since I moving before my contract was up.

So if anyone finds out otherwise, please post here with the relevant info.
