| Can I get evicted in Korea for noise (before my lease is expired)? My landlady lives below me and heard noises--possibly music, possibly exercising, possibly intimacy...whatever it is that made her mad, she called my principal and is trying (very successfully, as she owns the building) to have me kicked out. She will pay for movers, but my apartment is awesome and I moved into it when I signed my new contract 4 months ago. I don't want to move. What can I do here? |

Leasing contracts vary...but if it is in the contract..something to the effect of "continual disturbance to neighbors can result in eviction"..then yes.
It happened to me years ago. I was living in a tiny little place in a village behind my university. The Indian guy next to me claimed he was disturbed by noise from my apartment (he specifically told the guy I had a female over and we were "noisy". He showed me in the contract wording essentially as I described above..and I was evicted. |

| From what I understand, you can be kicked out basically anytime the property owner wants you out when it's a 월세 (monthly rental), which yours probably is. If it's 전세 (large lump-sum deposit), you have more legal protection. |

| Depends on the contract. Also depends if your school left a deposit with the landlord. TBH, I doubt you'll have much of a choice. Have fun packing. |

I thought most apartments or villa rentals are both of these. I paid an unfront deposit for my villa place and I also pay rent every month. |

Your contract is a Worl-Sae contract. Because you pay rent every month.
A Jeon-Sae contract, you pay no rent, only utilities. |

What Optik404 said. 월세 is monthly rent but usually still has a much smaller deposit- my last place, for example, had a 20 million won deposit. A 전세 deposit is much larger- in Seoul, 150 million won is typically the minimum for a decent place (in my experience). |

| On a related note...is it possible to break a weolse contract? I'll be getting my own place soon. And, while I plan to stay 1 year, there might be a situation where I will want to go back home before 1 year. What would be the ramifications? |

Chances are your landlady doesn't like you for whatever reason. If this is the case, she will do everything she can to get you out. Hopefully your school can work things out.
Race and location can also matter. I have heard this excuse used on a black guy before because Koreans didn't want to live by him. They thought he was African and lived in a hut. |

If you've never heard these kinds of things said before, I guess you're not in the Korean 'inner circle' yet!
*most* Koreans know this kind of stuff isn't okay to say - quite a few people will say things like this in an 'off the cuff' kind of way! when their around friends/family or drunk! |
