Optimizing router in big apartment buildings

Big building with Hyundai provided internet service. Just connected the ethernet cable from my Airport Extreme to the wall. It seems a bit laggy though, especially any streaming or wifi transfers.

1 - should my Airport Extreme be in router mode 'DCHP and NAT', 'DCHP', or 'Off (Bridge Mode)'?
2 - How should I setup my Wireless? Should I set the 2.4Ghz and 5Ghz channels to automatic and just leave it?
3 - any other tips to maximize speeds?
