Does anybody have much experience with the returning of key money after the tenancy agreement has expired?
In particular do they deduct for general wear and tear sustained over the contract or is it a formality that they return the key money in full?

Unless you've broken something, you'll get it all back. Repairs for general wear and tear should not come out of your key-money. But anything that you may have broken or badly damaged/defaced -- things that were in the home when you moved in (windows, mirrors, appliances, fixtures, kitchen & bathroom surfaces, etc.) or were installed afterwards by your landlord but on the understanding that they belong to the landlord (curtains, carpeting, etc.) -- would properly be deducted from your key-money.
Cleaning deposits aren't standard here. What I've done is append to the landlord-tenant agreement the stipulation that the home will be returned to its original condition, and I specify what that covers and what it doesn't. Paint & wallpaper will be redone in any case, and that I pay for myself. Repairing holes or cracks in plaster walls, repairing washer/dryer, replacing broken or cracked windows & screens -- those expenses, if considerable (over 100,000 won) could come out of the tenant's deposit, or they can make the repairs themselves, or they can hire someone else to do it.
Does your agreement mention anything about damages & repairs? If not and if you haven't smashed up anything major, you'll probably get it all back. Don't let them charge you for replacing the wallpaper or the cheaper types of roll flooring, though. That's supposed to be replaced after two years or between tenants anyway. |

Also beware of landlords that have debts. Before you move in, you should check your landlord's credit rating. It is possible for them to totally rip you off. |
