|
|
I'm starting a new job in the Seohyun Station area of Bundang.
I was wondering if anyone knew of any good cheap accomodation options in or near that area?
The school I'm working for is providing 10 million won for key money and I'd like to pay 300,000 won or less in rent per month.
Anyone have any ideas?
Thanks. |

Sure. You can get something in the 'villa' neighborhoods for that.
I lived in a 10 pyeong studio in the Sunae-3-dong area for a year. I believe my rent was around 320,000 with 10 mill key money. Check out the estate agents windows in the villa neighborhoods on the fringes of Bundang.
You certainly won't be able to live in a high-rise in Bundang for that money.........maybe an officetel though.....just maybe. |

| I highly doubt you can find something for around 300,000 a month. My last place was around 420,000 /month, but the owner went to the 부동산 and found out she should get more so she raised it to 500,000 and I left. I'm now paying 600,000 for a 23 pyung place in Seohyun with 10million key. The cheapest place I found with 10million was about 500,000 |

Poonglim eye-one has 19pyong officetels on the lower floors (4-14) for rent with 10 mil down and 500-550 per month.
There are 10-12 py villas about a 10 minute walk east of here in Seohyun2 dong with 10 mil down and 300-400 per month. You can find a few basement suites in some of them for 10 mil down and 200k per month (10py). Check the local budong-san's. |

I live in Poonglim I-want, and it is quite a bit more expensive than that (according to the ads at the real estate place and my students), but those apartments are larger than 19-pyung. Don't come here if you are hoping for 300,000/month. Our maintenance fee/utilities alone cost that much.
I'll be suprised if you could find anything in Seohyeon for that money. You could try Han-Shin Apartments. They are not as nice as here, but quite livable and right across the street (though I don't know about the cost). You need a real estate agent, but be aware that they usually charge a hefty fee to the renter. Ask your school if they are picking up the tab for that. |

| Does anybody live in the Moran or Taepyeong areas? I knew a couple of people who lived in Moran and said their school put them in a dump. But I've seen a couple of apartments/villas in Taepyeong or near Kyungwon University and they didn't seem too bad. Plus, it's relatively close to Bundang and Seoul. What's the rent like? |

Moran seems to be a very dirty area with very "rustic" people. Went by there today and saw a big area there where they were selling livestock (including dogs for eating).
I wouldn't want to live there if I didn't have to. |

Also, I found out from a couple of real estate agents that PoongLim I one officetel rooms of 19 pyung are available for 10 million in key money and 500,000 won a month plus about 50,000 in maintenance fees each month.
There also seems to be some 12 pyung rooms in villas within walking distance to Seohyun Station going for 10 million and 450,000 won a month. I'm leaning towards the villa. |

try the jutek areas.
You might be able to find 10 mill and about 400 in Jeongja 1 dong, jeonja behind e-mart or up in bundang-gu near yuldong park. |

If you decide on Poonglim, make sure to find out if the place comes with a closet. Mine didn't so I had to buy one.
JMBran11, why are you fees so much? I just paid mine for Sept and Oct (super late i know) but the total was only 270,000 for two months combined. Does it go up significantly one you start using the ondol floor? |

We don't use the ondal or the air conditioning. The maintenance fee bill (which includes utilities) has been between 257 and 313K every month since I arrived 10 months ago. The other 5 instructors from my company who live here have all had the same. We have found this unfortunate, because the staff have been on strike twice for non-payment of wages, which begs the question as to why we are paying so much (or maybe answers it). My apartment is larger than 19-pyung; it's a two-bedroom officetel and someone told me that its around 45-pyung - but that also figures space from the hallways and elevator, etc. Maybe that's the reason. In any case, my company pays for the apartment, which is pretty sweet, so we don't get too riled up over the amount we pay for the monthly fee. Plus, having a dvd rental place, a plethora of restaurants that deliver, and mini-mart that actually sells real wine in my apartment building make it all worthwhile. |
