Fully furnished cozy apartment on 5th floor of older apartment building with elevator.

750 square feet (21 pyong) � size of actual apartment itself, not the parking space and the elevator, etc.

Completely refurbished with American-style washer/dryer (separate, not the Korean-style one where you wash and "dry" in the same compartment), dishwasher, electric oven, gas range, giant refrigerator, brand-new A/C, dishes, rice cooker, etc.

One good-sized bedroom* plus living room and kitchen. Bathroom has walk-in shower (no tub) with massage heads. One parking spot available.

Great view of downtown one side, and Namsan on the other.

Apartment is bug- and roach-free. Owner provides CESCO pest control service.

Good apartment for one person or couple.

US-born owner is willing to do American-style rental agreement (preferably at least one year): first + last month's rent, plus 500K won security deposit.

Apartment is available from January 8. It's viewable now. Renter is responsible for utilities plus small kwallibi fee to the apartment association.


* Apartment actually has two "bedrooms." The second bedroom is quite small and was used as an office. Currently, it is being used for storage of owner's things. Owner is willing to let renters use the second bedroom, but the total rental cost will go up to 950,000 won.

Have a lot of friends living in the Itaewon area with similar view, and their places are virtually double the size for about the same rent you are asking (42 Pyung for 1.1 million won/month). Places about 21 Pyung can be had for much less.

Well, for starters, 21 pyong is "actual pyong," not some weird calculation that includes the elevator, the outside walkway, the parking space, etc., so this would compare to a 25- or 28-pyong place.

Second, it is fully furnished, from washer/dryer (a real one, not the kind that gives you your clothes still damp) to queen-size bed.

Third, this is nicer than most places in Itaewon. And if you'd like to be closer to downtown, this is better.

Anyway, where do you see a nice, fully furnished 42-pyong apartment for 1.1 with virtually no security deposit?

Go to just about any realtor in Noksapyung up to Butigogyae. My buddy just moved out of a 38 pyung place, huge 3 bedroom, and was paying 1.1 with 5 million down. I have a 42 pyung place, and pay about 150 million in key money (closer to downtown, and 5 minutes from 2 subway stops). It's pretty damn sharp. There are places out there, and people should realize that the Internet is probably the worst way of finding a place in Seoul. Get out there and vistit a load of 'pokdokbang' until you find what you want. Don't settle, and don't pay through the nose. It takes leg work, pure and simple.

A queen sized bed, new, can be had for around 500 thousand at the 2001 outlet. A washing machine? Not a deal maker in my book.

The long and short of it is that rents are not keeping up with the bubble prices in the market.
