Regarding if a coma should be placed after "says" below, which is correct:
"He paid his mortgage off," the borrower says, smiling. "I am happy."
-or-
"He paid his mortgage off," the borower says smiling. "I am happy." |

The comma is necessary to set off the descriptive word smiling.
