Hello, teachers!!

You are sitting on the seat in the train, and the old lady got into it at the next stop. May I say "Here you are" when I want her to give my seat? Or do you have other ways to say?

Thank you in advance.

Yes, you can say, "Here you are, ma'am," to give your seat to an elderly lady on a bus or train. Other ways:

Would you like to have a seat?
Here, please take my seat, ma'am.
Have a seat, please.
Why don't you take this seat, ma'am?

Often, if you get up and just indicate with your hand that the lady may have your seat, that is enough. Smiling helps!

It is so rare in some places for younger people to give a seat to an elderly lady, that she might be very surprised.
