Worth going for?

First a little background info: I currently teach part-time, all privates (I also work part-time in the Hi-Tech industry as a tech writer). I now have an opportunity to rent a smallish, street facing office, complete with large plate glass window, in a reasonably good area (a mixture of offices and residential while close to a sizeable high school).

The big bonus - at least the first 2 months are rent free.

The big drawback, at least in my opinion, is getting past the limited size of the place and attracting people. I'm not sure that English courses grab that many people simply walking by, but those that may be attracted may be put off, especially if they see the place is empty (I'm being realistic and planning on a slow but steady take-off, starting as the neighbourhood's small, friendly, English school, while staying on for now as a tech writer to keep the cash flowing) - won't the place look a little sad and pathetic? I have some good ideas, and some planned kids courses already in the pipeline, while the wife is a graphic artist and can churn out some great flyers/posters upon request...but how do I make the place look active, or at least attractive to potential students, especially in those first few months?

Since you're getting first 2 months rent free, you could afford to have a "get to know us" type event for free too, I imagine. Let people come in and talk over coffee/tea and cookies to introduce yourselves to the neighborhood.
