Setting up a language school in Spain

I have been working as an EFL teacher in Spain for the past 10 years and have decided that I'd like to open my own English School / Translation Agency. I know more or less how to go about it, but I'd like some information on initial outlay. I live in a provincial city in Castilla y León and I'm looking for premises which will hold about 4-5 classrooms, for a maximum of 10 students in each, a teachers' room, and a reception area.

Bearing in mind the first few months' rent, furniture, books, TV, DVD, etc., any ideas as to how much I'll need to start with?
