Hello Everyone,
I've been offered a job at a uni in Suzhou and was wondering if anyone had information regarding the price range for a one bedroom apartment in the Suzhou Industrial Park area? Not looking for anything over the top, just a simple furnished one bedroom.

Most likely between 1500 yuan - 3000 yuan per month. Depends on what you prefer. The website provided up above is an agency. Stay away from agencies as they always show foreigners ridiculous fees and prices. I'm in Hangzhou which is similar to Suzhou and you can find the above price range all day no problem.

The OP is after a price range.
Rental agents (like employment ones) are a fact of life.
As has been said before getting into a place as lessee is fraught with all sorts of upfront costs in addition to any agency fee.
A room in a decent flat with other Westerners is the best option. Maybe go into a cheap but clean 7 Days Inn room for a couple of weeks after arrival is best option while looking around. |

Do you mind freezing 4-5 months in the winter? Suzhou has no centralized heating, I'm afraid. To avoid this you'll need to find an apartment with floor heating and good insulation (i.e., in a newer well-built compound). This will set you back 5000-6000 rmb for a 2-bedroom with decent furnishings. You will almost certainly require the services of an agent, whose fee is typically 1/2 a month's rent. Total move-in on a 6000 rmb apartment would mostly likely be 3 months' rent + deposit + agent fee, so 27000 kuai. There aren't that many 1-bedroom options in SIP, mostly 2 and 3. You could do a 1-bed serviced apartment, but it would cost the same as a 2-bedroom, though probably less to move in. |

Exactly. When I first arrived in China in 2012 I found my first apartment without an agent. Seriously, I am never doing that again. All of the places listed without agents were at the bottom of the barrel. Getting proof of ownership was like pulling teeth. At least the agencies can look at the apartment and verify that it exists, and that the owner actually, you know, owns it and isn't an imposter or some kind of representative. |

Not sure, both places I have lived were contacted privately. The guy who owns where I live now is cool, I got his ID card and ownership papers photocopied, he had no problem with that. I paid one month security and 3 months up front. I pay three months at a time, not a problem really.
I don't think an agent is required, they can be helpful I suppose. When we were searching the place I lived was listed by an agent, but they said to wait. The owner had also privately listed it, that is how we found it. If you know where you want to live you can go to the area and ask people. Security/maintenance staff usually know where there are places. They are also much nicer than agents. |

There's a big difference between searching while living locally and trying to do this from home.
There are several 7 Days Inns in Suzhou. Clean and inexpensive and include breakfast - at least at the ones (BJ and GZ) that I've stayed in. |

One bedroom flats are very hard to come by and will run you about the same price as a 2 bedroom. I would say for SIP you will be paying about 3000 yuan a month for a decent place. |

I guess 'decent' is relative. But in my opinion, you will find only minimally-furnished, low-end 2-bedrooms at that price, and you will freeze in the winter. |
