My real estate agent called me and said Leos Palace is making everyone in my prefecture have a guarentoor. Now I am screwed because I planned on moving out and the end of this month into a nice Leos place and was told that they didn't require any guarentoor. My real estate agent told me to ask someone to be my guarentoor, but I only know one Japanese person that speaks english fairly well and I wouldn't fell comfortable even asking her...Any advice, ideas, etc???

Leo Palace doesn't use guarantors!
That's one of the main appeals of their system. It's well suited to younger company employees who are on the move and may be in an area for as little as a few months.
They don't want to be incumbered by Japan's edo era rental system.
I'd say your real estate agent is lying simply because if you go into a Leo pallace he/she should make nothing.
They shouldn't be involved. Leo Pallace lays it all out for you.
As for CO-OP housing, real estate agents are barred from any dealings with it.
Your new employer should help you out.

My "new" employer is NOVA and they are known for not helping people with apartments b/c they want you to stay in their apts. Also the guy at Leos Palace who spoke very little english said I need guarentoor also.

LeoPalace21 is widely known for not needing a guarantor or key money for its clients to move in.
Nawlinsgirl, you keep writing "Leos Palace" instead of LeoPalace21. Is that a typo, or are you going to the wrong place? I agree with homersimpson. Something is clearly wrong here. |

I am talking about "Leos Palace 21" and they said guarentoor but on Tuesday I am going with a japanese friend there and will talk to a mgr. so I will update all of you. |

When you go in, be sure NOT to use an S in the name. It is LEO PALACE, not LEOS PALACE. |

i've got a 12-month contract with leo palace but am thinking about moving, does anyone know anything about breaking a contract?
eg. how much notice do i need to give, how much do i pay, etc? i was on a month-to-month but in order to rent a carpark i had to make a yearly contract.
any help would be great! |

what does your contracts state as far as exiting the contracts? That would be the first place you need to seek for your answers. Moving out in general from most places is a one months notice deal usually. |
