FYI:

I'm in regular correspondance with a local girl who is a Realator in HCM and she says $250/month in District 7 (where Conic Garden on Nguyen Van Linh is) is completely bogus.

I have NEVER met anyone who got an apartment like the one described (two-bedroom w/ a swimming pool) for $250.

For a single hotel room/guesthouse, or studio apartment you will pay $250 to $300 usd.

No matter what district or part of town you are in, unless you way way, way, out there.

Remember, we are foreigners, and they will ask for higher rents, but the authorities raise the utilities and taxes as well when rooms are rented to foreigners.

PMH is pretty empty at the moment, and getting emptier by the week. The Koreans (who make up the majority of D7 expats) are going home, economic whoes at home and the same visa problems we have. A year ago I signed a lease for a two-floor, two bedroom appt for $400 a month in the very centre of PMH ( 2 min walking to Lotteria, COOP and the tavern) At the same time I was offered a slightly smaller place for $300.
This week re-signed contract at the same D7 million rent (exchange rate as last year). Conic and others at $250 are very very common, they are way down the road and not in PMH. The local owners are desperate right now, many borrowed at high interest rates to rent out to foreigners they believed could all pay a grand a month, add to this the land-right tax problem (some have to pay the value of the appt) and you can see the scope for negotiations. Don't let people tell you D7 is expensive, it isn't, and even the bars and restaurants are more reasonable than say D1 or D3.
