Hey guys, i'm looking for a flat mate in HCMC.. I like the high rise living lifestyle and have been looking at places like Manor, Saigon Pearl, etc. because they are large (100m2), have a security detail, good access, pool, gym, and other great amenities. I have found a couple with really good views but the price tag is about 1,000 usd a month for a 2 bedroom. anyone also looking for a place and are interested in splitting it? Smile

I have a terrible attitude about those places because of how they are marketed on Craigslist. Go to the site, pull up any ad by any of the common advertisers for those places. Copy the subject line and search for it on CL. You will see up to 15 identical ads for each unit. The people marketing these places do such a terrible disservice to the expat community that they sour all those properties for me. This is all those big properties. They try to force us to read 1,000 ads for 100 units, so it leads me to think that the entire operation is questionable and should be avoided. This is not to mention the bait and switch tactics they use, as well as other questionable marketing activities they employ. I know I may be over the top on this, but the more these people try to shove something down my throat, the more I tend to avoid it. I try to reward people who treat my time with respect and try to display normal business courtesy. I know respect and courtesy is not the standard here, but those who specialize in our business need to start considering those issues.

Mark, aside the fact that craigslist in general promotes a free for all mentality, I think the big difference here is a culmination of 2 factors: 1. Vn is lacking in a double ended commission system. 2. VN is lacking in an effective system bywhich agents can use to list properties.

An Exclusivity contract between property owner and listing agent will ensure that only 1 agency would be listing instead of 20. Commission is split between listing agent and referring agent. This gives incentive to Agents on either ends of the transaction.

USA, for example, when an agent wants to list a property for rent, they just log onto the MLS, enter it in and it's in the database ready to be found by others until removed. Entering it twice would be a completely redundant activity because the MLS wouldnt allow it.

Craigslist promotes posting over and over again because if u don't, u won't be first in the search field. Simple as that

I think the ridiculousness of craigslist was summed up for me when I just found my own bedroom advertised, in which I am STILL LIVING.

of course my bedroom was advertised with a picture of a kitchen that is not from my apartment.

Silly people.
