Hi, I am looking for a decent place to move to in Yongsan. Preferably near Sookmyung University. I know there are a lot of good places in haebangchon but I can't find any information on the internet. What is the best way to see some of those places?? I am looking to spend 2-400만원 보조금 and 2-50만운 월세 per month. Is this realistic?

None of the korean real estate sites list anything there. Is going to a real estate agent in the neighborhood the only way to see what is available?

Before you pay him any money, check this advice from Seoul Help Center:

To answer your question, yes there is a maximum fee that a realter should charge.

The fee should be the same regardless of gu/district.

The commision rate for general residential and housing valued between 50,000,000 and 100,000,000 is 0.4%. (maximum 300,000KRW) To use your example, we multiply the monthly rate by 100 then add the deposite, multipled by 0.4%. eg 600,000*100+20,000,000*0.4%=320.000 KRW

If you have further questions, you need to contact the land management division at the appropriate gu office.

I've read somewhere that there is a legal limit to what a realtor can charge a client for fees. It's a different amount for both the apartment owner and the renter. Does this vary by Gu/District?



For example, if I wanted to rent an apartment that was a 20 million won deposit, and 600,000 won a month, what would be the maximum fee that a realtor could charge?



In the Yongsan area, realtors typically try to charge a full month's rent to the renter. Sometimes I think that realtors take advantage of foreigners because we're not familiar with the system here, and once you've found the apartment you like, you'll pay the fees anyway, because of the time and emotional investment in searching for your next home.
