I'd say if you are into rentals, then time to pick up some cheap properties and have the tenant pay your mortgage.

I'd wait about 6-12 more months for that. Prices are going to drop. And places like Miami and parts of So-Cal are going to be unreasonable for years to come. Miami has a median family income of 26k and a median house price in excess of 350k. That will take a long time to fix.

If you want to buy to rent, look for college towns in rural areas.
