i have been wanting to buy a lot for a mobile home. Found some on E-Bay in San jose, Ca. I use to live in San Jose and it is a nice area. It is just being developed. It has gas, electric water hook-ups etc. The lot is only $2000. 00. The guy selling it has an excellent e-bay rating. he said I could purchase it from here. To fly back there would cost almost as much as the lot, though I know that is wise.+

Anyone know anything about lots and land purchases and what questions I should be asking?

This approximately 45' x 72' LOT is located in the CALIFORNIA PINES MOBILE HOME PARK UNIT 1 SUBDIVISION in beautiful Modoc County in Northern California, approximately 10 miles southwest of Alturas, the Modoc county seat. The lot is covered with native grasses and has underground WATER, SEWER, ELECTRIC and TELEPHONE available to it. In addition, the lot has 45' of PAVED ROAD FRONTAGE on Jefferson Drive. The Legal Description is as follows: California Pines Lake Mobile Home Park Unit 1, Lot 46, Block 1

You need to make sure the title is clear, and there are no liens against the property. I assume it's un-improved, so you don't have to worry about inspections and stuff.
-You might want to ask where on the property is it. If it's near the front entrance, it might be noisy, and there might be lights on all night long.
-You shoudl also be able to do a crime search online to see what kind of violent crime has occurred there.
-You might also want to check the database of sex offenders and make sure it's not a haven for them.

Call the county, get hold of the building permit department and see what restrictions apply--size of home you are allowed to put down for example. Find out how much yearly taxes are.
Also, find out if you have to pay any monthly fees for water/power/garbage hauling/septic etc, or for a homeowner's association. Are you on "city" water, sewage, garbage, or are those services you have to pay for at the whim of the mobile home park who determines the cost to their residents because they "deliver" the services?
Get whatever the monthly/yearly costs are in writing.

All this stuff can add up each month if you have to pay say $500 per month + property tax installments, making your 2 grand piece of land not so attractive anymore.

Surrounded by 2 million acres of the Modoc National Forest, California Pines provides the perfect retreat from city life. California Pines Lake, a 256 acre lake shown in the photo below, is only about a 1/4 MILE AWAY, and the California Pines Lodge is just 1 mile from the property. The lodge is approximately 8,000 square feet in size and includes a restaurant and lounge, as well as 28 motel units, a swimming pool and a recreation room. California Pines also has a 4,400 feet airstrip as well as a campground.


Property taxes are approximately $69 per year and have just been PAID CURRENT. In addition, annual Property Owners' Association Dues are currently $75 per lot and are paid through 2007. The 2008 Association Dues shall be the responsibility of the Buyer. There are NO LIENS on the lot and title is being delivered free and clear. A DOCUMENT FEE of $195 will be added to the winning bid. Within 5 days of the close of the auction, high bidder shall submit payment by cashier's check or money order, or I can accept payment by credit card through Paypal.com. Immediately upon receipt of payment, Seller will mail the Deed and maps for the property. Seller/owner is a licensed real estate broker in the state of California. Well that doesn't sound so expensive. For 2 g's you could take the chance.

One more thing: The "title being delivered free and clear" which title company is he using and are they going to back up their work ie: guarantee of no liens on the prop.
