A fourth floor, three bedroom villa near Sinchon Subway Station (3 minute walk).



Ten minute walk from Hongdae, Yonsei and Sokyung universities

Near Hyundai Department Store and Grandmart.

Near an intersection that is well connected to the rest of the city via buses.



W10,000,000 Key Money at W650,000 /month

That is a ridiculous amount of key money!!!

In General, Apartments in Korea are extremely expensive and the housing industry over here should be ashamed of itself. Also, my friend went to see this place and when she was shown it she was told the key money would be much lower.

Why? We're putting 40 mill down on a place soon. Wish we could put down a bit more.

It is about a three to five minute walk from Sinchon Rotary, and it is near the intersection on the road to Sogang bridge with the IBK and the Hospital.

W10,000,000 key money isn't bad. For quite a few villas, and especially apartments it can range from W40,000,000 to W70,000,000 depending on whether or not you want any monthly rental fees, or the location, or the other usual things. I know of office-tels near Sinchon that ask for a minimum of W10,000,000 and still charge over W700,000/month.

Ridiculous amount of key money???? For Seoul??? Shinchon is a popular, central and convenient area. W10mill down is definitely not expensive, compared to the usual amounts asked for deposit. In fact, W10mill down is way down there compared to what Koreans usually put down. Shinchon is a higher value area than around Itaewon. People need to get out there and get in touch with the rental market.

FYI: officetels cost more to rent than a similar size "villa" apt. There are different types of buildings and rent/cost of buying is different depending on the building. Real apts, those big block of buildings, are at the top of the price list. The bigger the block and the better-known the apt name (e.g. Samsung, Hyundai) and the newer the apt, generally the more it'll cost. They're usually built to a better quality level as well, in the apt interior and in the building materials/methods. Villas cost less than apts. New villas will also usually cost more to rent than old, rundown villas. Officetels cost less than apts, but some can be expensive and very nice, like the Xii brand. Generally the older and smaller the building, the cheaper the rent will be.

And all those people working for hagwons, schools etc, the school will probably have put down a lot of money for chonsae (a big deposit with no monthly rent). In some expensive areas, it could be up to W100mill for a 1 bed officetel, more for the large shared actual apts.
