Yes, the deposit is pretty low actually for that location and size. I don't like paying each month however.

The fact is most teachers have never lived in a nice appt in Seoul because they could never afford it.

This is one reason I love living in Gangwon-do. I have a 3 bedroom apt size is 25 pyang. And the cost of buying this lovely apt is 60,000,000 won. oh and I am next to a clean river and the air is cleaner.

Definitely one of the pluses of rural living.

yup yup,

I rather be outside the city (chuncheon is 30 - 40 mins by car) and go in if I need something but I am far enough out to have an excuse not to go into the city. There are only two things I wish this area had, one being cost-co and the second being a baseball team. Chuncheon got rid of theirs a couple of years back.

The money put down as a deposit will deduct 10% of your rent. Bigger the deposit lower the rent. So as far as opportunity costs go you'll need to find something with higher than 10% annual returns to equal the deposit which is difficult for the average person to do.
The main reason for the high deposit is that lease laws make it very difficult to evict someone so if someone misses rent payments it's taken out of the deposit.

Do you have any links related to the lease laws? (Preferably in English.)
